How to fix your Hot Water Temperature Mixing valve

  • This is a how-to video on fixing your hot water temperature mixing valve (Thermostatic Mixing Valve) on your hot water tank. These valves are notorious for getting guck/debris stuck in them so they prevent the hot and cold water to mix properly. This can cause the water that comes out of your bathrooms and kitchen faucets not to get hot enough. This is a simple fix to try before calling a plumber or a service repair person.

    OMG'osh! Thank you so very much!!! I had a plumber in yesterday that told me it was a $400.00 fix! I was even going to buy parts and try to fix it myself.     Thanks bru. My tempering valve was being funny, the geyser had just been replaced like in the past week and we weren't getting any hot water. So I felt along the pipes and realised hot water was reaching the Tempering valve but only cold water was coming through into our hot taps.
    So I did what you suggested and it worked. I opened fully to only cold water, and then when I tempered the water again I had hot water.

    Just wanted to another be commentator to share my hot water issue was fixed after watching this video. Thank you! Plumber would have charged $195/hr. Buying a new Thermostatic Valve cost $110-$150 depending on USA-made or that other place.
    I also flushed my hot water tank before messing with the mixing valve. If you don't, the crap from the hot water storage tank will clog up the valve again then you'll have to watch this video and start all over again :)

    OMG!!!! YASSSSSS!!! I was ready to convert back to a gas tank because I couldn't take a simple hot bath. Followed the video and boom! 3rd degree burns! Just how I like it😊😊😊

    You are the man!! Simple fix but an amazing fix none the less. Just like some of the other comments in here, I recently had my water heater replaced and suddenly we stopped getting hot water. I tried turning the mixing valve but that didn’t work. Turning it so it’s mainly cold water seemed to have clear the funk. You’ e saved me a plumber visit!

    This video was super helpful. Had our tank replaced recently and after it was done we didn't have any hot water. The guy has said it was a mixer valve issue and this video helped me figure it out until I could get it replaced. Thank you!

    Thank you thank you for the tip, it totally worked for my problem, to fixed a just only1 year old mixing valve. This is a new replacement of previous mixer valve which had the same problem before. GBU.

    For anyone wondering, the "crud" is sediment from the hot water storage tank or hot water heater. The "screen" is an aerator (in case you want to buy a new one).

    You can buy a filter system that limits the sediment. Plumbers are not required to install them, but an inspector will tell you they’re required.

    This is a great video! By chance, what type of tool do you use to unscrew that mixing valve cap?! None of my screwdrivers fit! Once I get that off, hot water here we come! Thanks again!

      Mine was a x head screwdriver (Philips). You might have to get a set of them from the hardware store and if you don't already have one, you might need a Plier Wrench to turn the valve. This is a great wrench to have in your DIY tool box.

    Great advice, but you need to secure your faucet or you will end up with a bigger problem.

      Yes, this was the next thing I fixed after I discovered it was loose. This was my daughter’s place so there were a few DIY fixes that happened that day :-)

    Counter-clockwise is the other way no ? Also you left the valve all the way on the HOT side, shouldn't you adjust it so that it mixes cold and hot and you don't get scalded at the faucet ?

      Oh boy, you are right….sorry, to tell you the truth….not sure which way is hot or cold….basically turning it one way or the other will loosen the debris that is in the line. Also really important to check the filters on any faucets that seem to have low water pressure like I show at the end of the video.

      @@DDIY-Guy Hot and Cold should be written next to that valve so you know which direction to turn. Mine is counterclockwise for more Hot Water.

    What do I do if the screw is jammed, and I can't get it out. There's some kind of calcification around the mixing unit.

      it’s probably best to get a plumber in and get it fully replaced.

    I'm having some difficulty doing this! As you show, the valve is likely stuck and the grooves on the cheapo plastic cover are pretty much stripped.
    I tried gripping with some pliers, and still this thing won't budge. Now some of the metal grooves on the valve are a bit deformed as well (since my pliers slipped along the value when trying to turn.)
    Any hints/tips/ideas for me?

    We have one on under one vanity in our bathroom to goes to a soaking tub and the water barely gets warm. Brand new townhome! Someone told me I could turn the Mixing Valve around backwards and it would bypass the anti scald or mixing valve? Anyone know if this works? The real issue is the rest of our house will scald the shit out of you, even the kids rooms so why put this anti scald on an adult soaking tub if you can burn yourself on every other faucet and shower in the house? Makes no sense to me!

      unfortunately, there is not a proper way to stop the leak. You will need to have the knob replaced.

    i appreciate your video .But as a plumber why is your plumbing so bad ..lolo your tap is loose . also note that , some mixing valves are not serviceable and must be replaced . I clicked on link to see if perhaps you had a hack to soak in CLR or something to remove scale . Thanks danny now get under that sink and secure that tap . haha .

    I have noticed my hot water getting cooler over the months. It's odd when I turn the mixing valve to cold then hot the water pipe gets very hot but then cools down to warm after a few seconds. The pipe going into the mixing valve is burning hot so I know the issue is not with the furnace heating the hot water. Not sure what that means...

    So I have opposite problem. Cold water works fine. Hot water Tap sends out boiling water even though I have temp set on lowest setting. What could be issue here ?

      The mixing valve might not be closing properly. The alternative to lowering your water temperature is to turn down your hot water tank from the base control panel.

      @DDIY-Guy thank you. So I have it set on A setting in heater which equates to 120f. But my hot water Tap sends out 120f water. Is this expected or should be lower?

      Thanks for the correction. it doesn’t really matter which way it turns though, as long as you turn it the way it allows you to rotate so you can loosen the debris that is clogging up the valve.

      does hurt to try it anyway. It takes a few minutes to do and doesn’t cost a thing. And yes, if it doesn’t work, then get the valve replaced.

    Dumb advice. I tried it and it didn’t work AND my main faucet is now clogged and running slowly. Debris must be trapped inside.
    The only way to solve this is to replace the AM3 or get a retrofit kit.
    DUMB ADVICE.

      @@DDIY-Guy I know have a new problem - how to take apart my kitchen faucet to clear the debris that is hopefully stuck in the cartridge. You turned 1 problem into 2!
      You should run a tap that is easy and cheap to clean when you are doing this.
      You also say that you should turn it “counter-clockwise” to get cold water - it’s clockwise.

    You are NOT fixing anything here - you are spreading the problem and shifting it elsewhere. If the mixing valve has seized, it needs to be replaced.

      it didn’t seize, it only had debris clogged and loosened. The water has been flowing great ever since. Read the hundreds of comments that this method has worked for. Sorry it didn’t work for you so yes, you will have to replace your mixing valve. thanks for commenting anyway.
