    Girl! I have been watching your channel since you were in the little apt. And then after a lot of sacrifice and eating budget food and water etc got to move into a bigger apt. Jacob wasn’t in the equation yet etc. etc. this video is so beautifully done and articulate. You’re humble and kind and informative. You knock it out of the park. Great job🎉. You are a hard worker and not afraid to delay gratification and have a good head on your shoulders.

    I am usually not a fan of open floor plans but in smaller places, I think it is a great decision to visually open the space as well. It sounds like you were very smart about space planning and how to upgrade the kitchen in a cost effective way. Also, I commend you on having your own assets and being unapologetic about it!

    Great video!! And yes this wasn't an over-night success story but what a great story it is, I've watched you since you were 30,000 + in debt, even before Jacob days.
    It's amazing to watch you grow and do so well.
    I was one, of probably many, who wondered why the moving to a one bathroom place but the having to live in the house for a year explained that away.
    I say 12 months of sharing that bathroom will be perfect time to decide to get a 2 bath...

      I have several issues with dave, though i'm grateful to anyone who helps people get inspired to better their money sitch, but i agree with this! It gets so messy to buy assets together if you aren't legally tied and are also in a relationship.

      Having a wedding on a holiday or weekday can save you on the cost of the venue. My sister was married on Memorial Day last year and the venue was half price as it was both a holiday and a weekday.

      I think where we are landing is hosting a backyard reception and only having a very small ceremony. We are skipping a lot of the "traditional" things like a cake, a band or DJ, and wedding party. I am letting go of the idea of what a wedding should be and just doing what I want. People have been pretty understanding.

    I’m 41 now, bought my first house all by myself at the age of 22. My husband and I bought a second home when I was 34. I told him that he would pay everything as if I didn’t work and I would send all my money to pay off the first home and we did it in 8 months. Now we BOTH enjoy basically being mortgage free since the paid off home covers my mortgage. It was a team effort but all couples do things different and that should be respected. Ima nurse and he is crane operator, we are not rich but we work hard , we made a plan and stuck to it.

    Excellent strategies! The technical term for using an experienced Realtor instead of doing it yourself is "distributed intelligence." The smartest use of your time is to maximize your profitability, not necessarily to do it as cheaply as possible. The more your time is worth, the more it makes sense to delegate mundane or repetitive tasks. The more you can afford, the more it makes sense to hire experts to tap into their hard-earned expertise, thus leveraging your time, money and learning opportunities. Loved this content - can't wait to see what else you get up to 🙂

      i love this and will absolutely start using this term! I'm trying to outsource as i can afford it, especially with the new place! time is also a finite resource and i'm learning it can be worth it to pay more to reclaim my time and the stress on my body!

    Great video! I've been with you since 2015, cheering you in through your debt free journey.I had a UA-cam channel at the time but hit it down as I was unwilling to share my kids on it on a world of family blogging, but we were in some shared creator groups. In that time my wealth has grown slowly, income has increased but expenses doubled as we added 6 children to our world. 3 through adoption and 3 by biological birth. I had hopes to at we would be further in building wealth as we are 10 years debt free but God had other plans with or finances. We are so so blessed and glad we took steps to set a financial foundation up and know in time with consistency financial freedom will come.

    Congratulations! You sound like a dream landlord and as a long term renter whose rental is my home, I'd be happy to live near a conscientious landlord. We live in an old building and we have had to deal with a number of crises that come up at night or weekends because we're here (and good tenants) and the owners are not!

    I just finished Watching your latest presentation and was as usual completely impressed by you point I love your willingness to be vulnerable before us, your amazing honesty about your situation and what I perceive to be a deep and abiding care About your audience. What I am most impressed with is how you love yourself unconditionally. I was 68 on the 25th of April and I can't escape the idea that most of my accomplishments are in my past. I have a decent pension and my wife is 10 years younger than me so she still works. We have a home daycare. I watch you for continued inspiration. I hope that that inspiration can eventually get me past the idea that as a person on a fixed income I don't have any more great successes I can enjoy. Don't get me wrong, I love my life but my wife wants us to buy some income property and I just feel that that's beyond me as a pensioner. Anyway I will continue to be a big fan and continue to vicariously enjoy your successes and wins! You rock!

    I've been following your channel since you were thousands away from debt free. I am a bit older than you, and I worked a decade in the museum world, aka for very low wage. So, I relate to a lot. I bought a duplex with my long term boyfriend 7 years ago. We bought it 50/50 even though he made 2x what I did. Things continued 5 years, then he abruptly dumped me. I bought him out through a cash out refi two years ago. That was brutal. I would 100% have a prenup agreement created. Its not insulting to anyone, it's simply planning for any eventuality. Anyway, I relate to you a lot in that we both have come up from making low income, and working diligently on wealth building for ourselves. I personally feel like I am not going to buy another property. I am going to have this house hack, be landlord here, and put my resources toward this property and stock market. I AM considering the idea right now of getting a travel trailer and putting it back in my parking area. It couldn't be permanent home but I think it could be air bnb, or I could stay back there while I air bnb'd MY 1/1. Anyway isn't that a funny coincidence. Congrats on your engagement and your second property. You've certainly been slow slogging and doing great things all these years. It's all paying off and the wealth ball will start snowballing from here.

      @@BudgetGirl thanks ! I am rolling around idea of how it could work on my own land, mainly for me to use. Unfortunately there's a car port there and the set up is just a specific way and I am not seeing way for me to do it. I'd love to have it under the car port and frame it in and create a private area, have shade, and it'd have its own yard space! BUT my entry to my car port is 80 inches. I dont think any travel trailer will work for that :( Back to the drawing board

    As a divorced woman with now adult children. I used to believe in everything joint with my ex-husband. That was a big mistake for me.       I love this strategy. My aunt does this with her husband. They have different spending habits so a house account keeps them both accountable and my aunt can spend her remaining money as she pleases.

      Ad a married woman, we have a joint checking for the household but separate checking and savings for ourselves. Why? Because then I don't micromanage my husband's spending and it's totally okay to have separate money.

    Om the topic of wedding planning.. Dollar Store for decorations and create your own. Get a venue that you can have both ceremony and reception, also go to bridal expose in your area and enter every raffle there. We got our DJ and Photographer half of because of said ragfles.

      Yes! As the daughter of a single woman “single mother” single means you only have yourself rely on. Relationship wise, it means you do not have a significant other.
      Wikipedia:
      In legal definitions for interpersonal status, a single person refers to a person who is not in committed relationships, or is not part of a civil union.

      Traditionally, single meant "unmarried" regardless of dating or engagement status. But, language changes quickly these days so it means different things to different people. To you it means "unmarried." Therefore, your use of the word "single" is appropriate. @@BudgetGirl

    Just heard a news story this morning about some kind of change to how realtors' pay might change to out of pocket vs. a percent of the sale price?? What do you know about this? And why would it potentially reduce home prices? (That's what the report said)

      The rate that people have to pay realtors, which has been typically 6% could now be reduced and renegotiated so sellers may end up dropping prices since they won't have to pay as much in fees.

    You are absolutely correct you are either single or you are married. There’s no I’m in a relationship. I’m engaged. This is my fiancé. The law recognizes single people and it recognizes Mary people and you are absolutely correct to keep your finances separate until you are married 100% then if it’s disrespectful to him and you’re probably with the wrong one, I know you doesn’t care and pays rent on time so mind your business people.

      We offered lower based on a few comps and the condition issues. It had been on the market for a bit and the selling realtor really wasn’t motivated- my realtor was great in pushing for x,y, and z. It was a lot of offers giving and taking a little and being willing to walk away!

      Dave recommends completely separate finances before marriage, and completely combined finances after marriage.

    All the second hand places are pricing out as new now. I don't get it. I have seen Dollar Tree stuff for 3-4 dollars. It's insane.

    With all your success do you have the issue of family and friends asking for money? If so how do you deal with it?

      I am very fortunate that I do not have that issue, unfortunately its mostly due to not having much family. My aunt and uncle manage fine on their own, and i've been able to gift occasional money to friends in need without them asking and without wanting repayment. They've never asked.

      @@avaisabella5585 I was adopted by my grandparents who have both passed. I have an uncle and his wife. Bio mom also passed, unknown bio dad.
