    This woman seriously hasn’t got a clue. It’s illegal for a landlord to put a rent up more than once in any given 12 month period, let alone every 3 or 6 months. It’s illegal for a landlord to charge to view a property and any landlord doing this needs reporting.
    Also, a bad landlord is not a landlord using a no fault notice (section 21). A bad landlord is a landlord that carries out illegal evictions! Sometimes a landlord might need the property back and only has the option of a section 21 notice, they may need to move back in or sell the property and cannot use any other legal notice (section 8) as they don’t have grounds, if the tenant isn’t in arrears or causing problems.
    Yes there are some unscrupulous landlords out there that are only interested in maximising rental income but there are no laws on what rent they can charge and ultimately, it’s a business based on supply and demand. Like any other business, if costs (mortgages) go up then rents will increase to reflect this.
    From experience there are as many bad tenants out there as there are landlords but you never hear about these. Tenancy law strongly favours the tenant and if they do away with the section 21 all that will happen is rent going up and more rented properties will be sold, reducing the number of rented properties further, increasing the demand and subsequently, increasing prices.
    Tenants, be careful what you wish for!!

    Mass immigration all willing to rent with overcrowding to share the cost.. this has taught landlords that they can ask for more money with multiple occupancy. This has made it unaffordable to rent on your own or as a couple. Also to many wealthy people buying swathes of property for cash investment and holiday homes which is pushing up the cost to buy. Stagnant wages for over a decade while the cost to rent and buy has sky rocketed. The immigrants are moving to the uk and the native brits are leaving or migrating further north or west country to get away from the negative effect its having on the job and housing rental/buying market

    I’ve never missed my rent since my father passed 5 years ago and I took over the tenancy. He also never missed the rent in 20 years before that. This is including through lockdown where 60% of tenants defaulted in payments. I still have carpet (which is threadbare) from the 1970’s. Wallpaper from the 1970’s. Radiators (which hardly work) from the 1970’s. Last year they installed a new bathroom which was much needed due to using a bucket to bathe as the shower taps were so old they wouldn’t work.
    My rent has gone up 3 times in 3 years. Plus £100 extra per month straight away once the previously mentioned bathroom was installed.
    I’m only 29 and have no other family to rely on. But I still keep paying my rent on time.
    3 days before Christmas I got a no reason eviction section 21. This is due to them wanting to put a new tenant in here with a higher rent due to the demand. Putting my rent up to £1000 would be too much of a jump and illegal, a section 21 is a loophole for this.
    This is a 2 bedroom flat in North West England - not London. Something seriously needs to be done as I have never asked for anything and always paid rent but still have got treated like s***. The LL got left 50 properties by his father, and the mortgage was probably paid off in the 1980’s when he was born. The fact they want such a large rent is phenomenal and evil.
    This HAS to stop. Families will seriously suffer across the country if this carries on. They are abusing the system for their gain.

      The landlord can put the rent up to a market rate. You can got to a tribunal. But there is no loophole. S21 needs to stay. Without it it means long court waits for a landlord and endless counterclaims from tenants.

      In Germany such an eviction law doesnt exist. You can get evicted, but only for good reasons, and the landlord has to go to court for that and prove his reasons. Tennants have laws to protect tennants.

      Go and hire a car and tell the hire company you are not giving it back. Got to Tesco and take food to the counter and say I'm hungry but I'm not paying for this. But you still have to give it to me.
      The landlords pitchforks will be coming out soon too.
      I don't want homelessness. But the government needs to build more homes and stop letting endless amounts of people into the country.

    Regarding landlords they are worse off due to the goverment taking 20%of the entire income of the property including the mortgage , I’ve never heard anyone charge a tennant for looking around a property they may want to rent total lies

    If the government stopped offering ridiculous incentives like Help to Buy that subsidised Developer profits, and helped inflate property prices then the younger generation might be able to buy instead of being Forced to rent!

    Well done Madley and Garroway. So a couple of big questions you failed to ask. 1. So a buy to let mortgage are generally tracker mortgages and so as the Bank of England raise the base rate the landlords mortgages go up and so this has to be passed on.
    2. The Labour Party Mantra is council house ,council
    House ,council
    House. To be paid for by. Yep you guessed it the hard working middle classes that work 40/50
    Hours a week to get by pay bills
    And survive. This country is so messed up. We need a reset on politicians , media presenters and the general policies this country has.

    How utterly delusional- IT IS NOT THE JOB OF THE RENTERS TO PAY YOUR MORTGAGE! They can pay some of it, of course but YOU get the house, NOT THEM. How ridiculous. Of course you should be paying for a house you own after, not them paying for a house you are able to own. It’s ludicrous.

In fact many are getting more than the mortgage if they split up the rooms, 3 bed house split into 3 room apartments as the used to be living room, this would be a master bed room with living space, charged more around £800 per month, the rest £600 per month, thats £2,600 per month, and the Mortgages is around £1,000 per month, deduct utility bills, youve still got change. This is a low estimate on maybe 2008 rent prices.....each room can now be atleast £1000 per month easily with bills included !?!

      I agree. Councils come round to measure rooms and if it's suitable for renting out. Also see the amount of natural light coming into the property. Far too many landlords are renting out properties, most wouldn't house a rat in. Mould , dank and dark. They still expect the rent tho lol it's a con and a national scandal. Landlords get away with this because the lack of housing and lack of council housing ...thank thatcher for that

    Some landlords rent out awfull homes wont do repairs if the tenanants complain they put them out i know someone it happend too . On the otherside of the coin a lot of tenants do damage and ho off with out paying rent and fuel bills

    Look, I’ve been privately renting for over 12 years now and I have not had a ‘good’ landlord yet! 2 x section 21’s because I reported mould and damp, 3 x had to move because of disrepair and the landlord won’t help. My current landlord asked me if I wanted my rent increasing by 37% (£320 a month)or a section 21- I had no other option but to take the section 21. 6 weeks to find somewhere to live now but I cannot afford another private rental as they are just not affordable anymore. I’ve asked the council to help but they just told me that I will be put in temporary accommodation like a bedsit or hotel. I can’t believe that life has got so tough.

      Sounds like you keep having mould. Landlord knows there’s not a problem with the property until you moved in. Then you’re there complaint. Mould isn’t a problem in home occupier properties so much. Precautions are taken and it’s dealt with as soon as it appears.

FYI, the house was built in 1903 and had no damp proofing done ever, leaking roof, no ventilation ie trickle vents, extractor fans, a boiler that’s over 40 years old, do you need me to continue? Like I said before all landlords I have the unfortunate pleasure of meeting have been rogue. End. Of.

      @@JTdayoneBev I’ve had mould in my tenanted property. My washing is outside. I go to meet a damp guy and my tenant is drying washing in the house whilst I visit. Some tenants need a kick up the bottom and they still don’t open windows. They call the landlord…. 🤩

    i rent to my daughter. i am a pensioner on a fixed income, i am a carer for my grandson my daughters rent has not increased for over 10 years. if i charged the going rate she would not be able to afford it. the problem is maintenance costs are more than rent revenue. a radiator leak cost £80 pounds to fix. but the damage a leak costs is far higher

    Diane is wrong. Landlords can’t put up the rent every few months. It’s once a year maximum.
    Also good landlords issue S21 for all sorts of reasons including selling. Often with a bad tenant a S21 is the quickest and cheapest way. Yes BAD TENANT. No fault is specified but a lot of the times there’s definitely fault. But landlords doesn’t have to deal with endless counterclaims about repairs, asthma, autistic kids, hurt felling of a tenant, hardship etc. All mainly BS claims.
    The more restrictions put on properties the less properties there are.
    Landlords and tenants should work together and be friends. The politicians promising you the earth don’t care about you. They are chasing votes and being woke. There’s going to be a lot less properties as time goes on. Maybe it’s time to love your landlord 🥰

      I’m a landlord and I love my tenants, I’m lucky, they’re all brilliant. I haven’t put rent up for 5 years, get problems fixed and it’s worth it for good tenants to stay. Not really worth doing financially though, what I don’t spend on repairs etc I give in taxes, as and when they move out it’s probably time to sell the property, I feel for landlords with bad tenants, most of them lose out and sell up as soon as they can

      @@GR-hb5gk haha that’s me. I have African tenants who have grown mould in a previously mould free property. Council involvement, fraudulent no win no fee letter for all sorts of lies and thousands of pounds later I’m selling. 4 broken window handles? 3 internal door handles? Rent arrears etc. They are a PITA. I thought they may be but I have them a chance to live somewhere. They don’t say thank you for anything. All 4 kids apparently have asthma too.
      I read Gove’s White Paper in June (Brown Paper) and got a solicitor straight away. I’m not get stuck with this sh*t forever…
      Only read upto about half for the sheet comedy horror value. Landlords will need to apologise to tenants! No mention of it being the other way around!
      Sent my bailiff’s risk assessment off a few hours ago 😀

    Well, at least here in Germany, we have laws to protect tennants. You cant be evicted without good reasons, and a tennant is able to go to the courts, if the landlord wants to raise the rent without improving the appartment. Rent raising is capped at certain points.
    Landlords are obliged to take care of houses and appartments.
    When I moved autumn 2021, the mixing tap in my new appartment didnt work. I called my landlord, the state ( social housing) and they sent a plumber to fix it. I paid nothing.

      We have legal aid. There's too much useless **** in this country. They get funded to put forward all sorts of lies etc that means have to wait an awful long time for court and for landlords to pay out. For many court is not even an option.
      Tenants don't need a court order to get in the property so they don't need one to go.

    If you want to solve the rental market problem, do the following:
    1. Stop taxing landlords on their gross income. This is one of the things driving up rent. Their costs go up so do yours. Government meddling has directly caused this.
    2. Build more council houses, the demand is high, the supply is low, this is screwing your market; double whammy.
    3. Don't remove section 21, the government should have no say in what you do with your property on principle alone. If someone wants to move back, sell up etc, they should be able to do so.

    We also need to encourage good tenants to ensure persistent damage neglect to homes they rent doesn't cause extreme damage to homes. As well as community degradation. In our street we have one private tenant, they do nothing to care for the home, it is run down litter everywhere. They bully the neighbours either side. The landlord is very elderly, so does nothing. It is a vicious cycle of decline, if a tenant cares not & doesn't report works needing doing. The Council wont step in to resolve the issues. So the rest of the community suffers.
    It is interesting that some tenants wont report maintenance when damage occurs in a home they rent, as they dont want to pay rent to increase for damages incured.
    Home should be homes & not GGDP.
    Social housing bungalows need to be kept for the disabled & elderly, instead of young families. More bungalows built for the elderly & houses for young families.
    Jeremy Corbyn was fighting for our NHS that's why they did a hatchet job on him.
