    Anyway I don't agree that rts will impact rental much.
    Also I don't think ocr is the one being affected the most. Most of the time ccr and rcr will take the biggest hit.
    Also I still don't see this as a bubble. Don't anyhow say hoh

    It's good news for us, as a tenant who suffered a lot from a 60% increase in rental last year. I do see that now there are many better options with cheaper rental on the market

    Thanks for sharing candid and fair comment as always. Informative and helpful video. Actually softening of rental had been predicted as the jump was due to unforeseen pandemic situation. Unfortunately inexperienced people always say this time is different.

    good news for the general public! Tenants should continue to fight for lower rental. Who fought for tenant when landlord kept increasing the price? Tenants need to follow the market trend and push harder to protect themselves. Thus to all tenants, go hard

    Correct me if Im wrong, i saw some article saying that mid year is traditionally where rental rate start to increase in Singapore. The article provided some 10year charts and mentioned that usually in Singapore landlord would see a uptick in rental demand as foreigner from northern hemisphere increase their travelling and relocation during the summer break.

    how much impact RTS had will depend on how much the transport fare. If transport fee + JB rental is way too much lower than staying in SG, then maybe 70% will move back.

    not sad at all, landlord have their laugh overt the past few years so it should be the tenant's laugh moving forward.

    Property prices is a function of rental value and interest rates. If rental value is going down and interest rates stays high, then there is no incentive to invest in property. If your cashflow is negative, it does not make sense to invest. So property prices should come down. All the more so, as property prices are now at an all time high!

    As always balanced and mature content from Aaron. But disagree that dropping rental is scary for landlord, as atleast they have a choice to sell at this market high. It is the tenants who are always scared as at mercy of system which tilted heavily towards landlords, forced to shell out high rentals, no surety that deposits will be returned, same time facing high costs of living, fear of retrenchment etc. I think after rentals gone up 50% last couple years, no big deal if they drop 20%-30%, at least will help tenants to survive here and keep our economy going and im sure most of seasoned landlords will understand that what goes up comes down

    Maybe your next video can talk about the lower land price for the latest GLS. There is a reserved land released by URA yesterday and price is low.

    We are now moving into a high interest cycle, ability to service loan is important to sustain. Otherwise property prices will slide.

    Hit the like button! Nice and informative! I Remembered previously HDB got lax the rules for 4 or 5 room flat to 8 tenants to dec 2026, so not much impact to market? Also lots of downgraders, at least 2600 appeals for 15 mth wait out exemption waiver kenna reject is not on the sideline today. They all hunting HDB liaos as wait out period is over. 😅 So these grp of downgraders will go buy and not rent the entire HDB flat liao😅

      Govt won’t help condo landlord … coz owing a condo regardless of size is viewed as high income earners… least subsidies and benefits from Govt.

    I dun see much improvement to SG rental market once rts is up. Malaysians currently travelling to and fro SG will be even eager to stay in Msia since it is more convenient to commute.

    Hopefully in spite of softening of rental market, property price will still continue to rise thus the price increase will still benefit those who bought the property for own stay.

    Don't need to be scared lar. Singapore economy very STRONG, land is also very limited. Every year so many new citizens and foreign expatriates coming in to Work. Singapore property price only 1 way to go. Only UP and UP and UP. 1 way up the hill.

    definitely agreed. Some tenants think the market is on their side and ask for 600-700 for room which is below market rate. Landlords rather let the room empty than rent to these tenants
