i poured the concrete for that home. one thin i can say. if you are building a house. make sure you know about concrete and are present when its put down because the wrong people will cost you your foundation in 10 or less years.

What do we need to know about the concrete?
@@fitz2523 make sure it's poured on a 4" slump or less. A lot of contractors will want it on a 6" slump but that's making it damn near like water and all of your rock goes to the bottom. Viscosity is very important.
@@goku0968 that is pretty much with everything. Not everyone can be there when everything is done. Its like saying, make sure the plumbing is done right.

I like there's no HOA. Corner lot not to my liking because you have to build a retaining wall, back far enough from the road, so an idiot driver will not come speeding through and drive into your home... I mean that does happen a lot where someone is not paying attention and run off the road into someone's home... so a retaining wall is a must if you get a home on a corner lot... this home has a big enough front yard to build it far enough off the road so as to not have the city tell them to tear it down but they still may need permission to build one the size I am thinking and the thickness to stop a car from gliding into their home...LOL... They asking almost 5 Million for it I want a pool and a large fence and retaining wall around it to keep the speeding fools from flying into my home... LOL
That home would be 1 million at best its about 3 million over priced no land no pool gtfoh with these insane prices

The residential housing market in Nashville and other locations is exorbitantly overpriced. At 7100 sq ft at $4.5 million is over $633 per sq ft. Even for luxury homes properly formulated and poured foundation, galvanized steel, not wood framing. AAC wall panels with high end lime plaster and mineral paint, solid wood/porcelain tiled radiant heated floors and at least .75 acre lot the realistic price per sq. ft. is around $475 - $525 per sq. ft. The value of this property is negatively impacted by it being located on a fairly busy thoroughfare. This is a HUGH security risk for a luxury home with virtually see-throughout-the-home exposure.
This puts a more realistic value on the property of $3.5 million on the low end to $3.75 million on the high end.
Homes in Oman, over in Brentwood, are priced over 1100 a foot. Insane, when across the street is about 430 a foot. This home here is beautiful, but about a million over what it's worth, IMO.

Traffic and the surrounding properties that are in view, already let’s you know it’s not a good idea to buy for that price!!! Way too much!!!
I like all the glass in the back, but anyone walking up to the front of the house can see everything. I don’t know if I like that. I do like the architecture and the materials used. I wondered why with that elaborate of a bar, they only have space for two bar stools.
Having a home like this around a neighborhood that isn’t a gated community could place someone in danger…
If you guys spend as much time on the living space and how it connects to the kitchen as you do on empty closets and white walls,,, it will be much better....!!!!
$4.5 million and NO pool?
They have the plans for the pool but no pool. This home sale is a little different. The builders are asking for a 24-month lease back from whoever buys it as they build a new spec home.

This is just a “showcase home” for the builder. So they decided to go with no pool for the moment

It's GORGEOUSNESS; 👀 looks like a place that person/s could rent out for different kinds of business reasons and or for event's, parties or rental for overnight/s vacationing resort; that's if person's had a hard time selling to person's to live in, because to pay almost five million dollars for such luxury; and then to pay other fee's in regards to the housing cost; and then to have to pay to keep all that wonderful luxury functioning would probably cost about a million dollars or more a year for electricity, water, gas and other assistant such as a maid to keep the place clean neat and comfy; would probably need maintenance person/s also.😁↗For real though.

Worst kitchen layout ever
Nice house but very over priced. I would say 1.5-2mil tops. Utah, Colorado, and Nevada seem to offer the best homes, per dollar value I've seen, and the most reasonable property taxes.

Why would you have a 4.5 million dollar home and think people touring or realtors wouldn’t have to wear booties to scratch up flooring and bringing dirt in on the floors and carpets if I’m going to pay this price point I expect the home to be immaculate no dirt clean floors no scratches on floors and absolutely it in carpets wear carpets are walked in with shoes

For sure! Most of the time the floors and carpets are cleaned prior to closing day for the new buyer to make sure it’s all nice and clean.
I will think twice about showing my $4.5m mansion's master bed directly to guests sitting in my living room.

The reason most pools are high maintenance is because people don't maintain them and stuff breaks and gets expensive. I don't do that. LOL! But yeah, I hear you. In the US you have obsession with triangles on the facade! And some times you overdo it.
The exterior design, including patio entertainment was amazing. But it got builder grade quickly upstairs. Shower curtains for $5 million. Yikes 😳
Yes! Keep in mind it’s just a “showcase home” for builder to show its work.
The location is convenient to a lot places and if you think about it. You’ll spend more time inside and at the rear of the home than the front. With the right landscaping and sound proofing you’ll never notice the cars.
