    Don’t sell the house.
    1. Pay off the house you are in first.
    2. Put the house to rent once it’s paid off.
    3. The money you collect from the rent use that to pay the smaller house.
You have now changed your house from a liability to an asset that is a passive income stream.

      Yes this!!!
They have to pay it all off & live in that house for 2 yrs THEN they can rent it out & use that $ to pay off their now rent or go towards investing into another property & do the same live in it for 2 yrs then rent it ect.

In any house you buy there will always be maintenance/expenses outside of a mortgage. It sucks tho that your house is new and it already has that issue!
If you feel like cutting back on your monthly payments and buying smaller that would be a good idea. Nothing wrong with downsizing. Renting out the house for a little more than the mortgage can allow you guys to stack up more money and move back in when you’re ready and just rent until then which can be more cost effective. I say don’t sell if you feel you’re in a situation where you can afford the lifestyle and just find other ways to supplement your income. Let that equity build up even more! ($2000 a month for a mortgage is great especially for the price you are paying for it, I’m in texas i have a 200,000 house im paying $2000 a month for cause the interest rates right now are 7-8%) i would say don’t sell!

Its better to buy a smaller house, less cleaning, a small house is more loved, less money on problems like what yall are having in the attic less of everything. 1,700. Isn't a bad price if they're gonna do the job right if they're trusted. MAKE SURE YOU do your homework on the person doing the job. Check reviews, ask around if anyone has had work done from that person.
We're in Wisconsin, we have a lot of crazy weather and my mom had to pay $13,00.00 to get our roof redone but because the house was old. And just the water damaged part would've been 5 grand alone and there was 3 layers of Shingles which should never be that much.
But yeah that's not a bad price, just make sure y'all ask questions and check the work he's done for others.
Plus, renting would be on the homeowners for the major repairs incase should they arise.
What yall pay in mortgage is my monthly rent but again, major repairs are the owners responsibility.
Yall should talk to some financial advisors or experienced adults with all the knowledge about all of what she's questioning and worried about.

If allowed, you can customize it your liking & taking on this projects will give you the knowledge and experience to take on similar or bigger projects. If built to code, It will bring in (decent) passive income and your home value will increase.

Good if you have good tenants and can pay and bad if you have bad ones and can't pay, brake things. Here is my advice,
I own a home and I thought about selling it as well to invest in renting or flipping.
I went into the market learned a lot and my decision after 3 months was to back out. Prices are high whether it was getting a new rental house or a apartment, for a one bedroom apartment the rent was the same as my 2 story 3 bedroom 2 living rooms house.
I think both also Alex and Jehiley and are right. He is right in the sense of wanting to invest and she is right in saying this is not the right move. In my opinion stay at that house is beautiful and you pay only 2k in monthly which is most likely what you will pay if not more for something much smaller and renting aka throwing your money away.. but at the same time yes invest but try it a different way like creating more content on UA-cam or trying other social media platforms so you can make more and save that money once you saved up enough than invest in property while still keeping your current home. I know Alex said youtube might not be forever but for now youtube is there and take advantage of it don’t be scared of the “what if” and trust me social media is not going anywhere.

Yes yes yes finally a comment that I agree with! There’s other ways to invest and having different incomes. Jehiley can open a business or they can both find a hobby which sometimes hobbies also lead to earning money, it all depends what they like or can do that people are willing to pay. I would feel devastated if my husband will ever tell me to sell our “dream house” or for us to “rent it out”😏

I honestly see Alex's point and agree with him. My husband and I thought of doing the same thing too. You'll always have cash flowing in if you rent the house you fixed up!

You might need a new roof or just a repair, depends on the leak. If you have insurance, insurance can pay for it as well but you gotta say the right thing. My husband is a roofer. Sometimes i work with him. Be careful because sometimes some roofer are not honest. Sometimes you dont need a new roof and it might just need a small repair. If you have any questions let me know

that is the smartest move you can do! as flip homes! buy and rent the houses! the money you get for renting the home you use that to pay the mortgage off , keep adding up till your a home owner of 10-15 houses. you can get a more modern home built

Here in Tampa the little crappy apartments that aren’t even nice. 100 layers of paint on the walls, windows that don’t work and sliding doors that don’t close. They won’t fix so you have to get a stick jam the door closed and shove the stick in to keep it closed. What’s worse is the ac unit is 30 years old and won’t cool the apartment, again they say it’s working right but the electric bill is $450.00 a month for 800 square feet! The apartment above leaked water into my kitchen light fixture and flooded the kitchen and all they do is dry up the light fixture! Didn’t worry about the ceiling falling or mold, or even drying it up. Now for the best part is…it’s a 2 bedroom, the rent is $1883.00 a month! $50 a month for water. So many blemishes though I had to wait a month cause it was being remodeled. Terrible workmanship. But I had to sign lease or I would have lost it to others waiting on apartments, or so they said. So hearing $2,000 for mortgage doesn’t sound so bad. lol Also your home is beautiful. Well worth the mortgage. ✌🏼

That’s good that you’re thinking ahead Alex. Living life can be good and when you have funds but got to maintain the funds and ensure you’re not living beyond your means.
I know Jehiely is scared and being in that position is stressful and also scary but sometimes you need to make changes and live a bit different to be able to maintain what you have. Like Alex said, UA-cam can stop at anytime and it is good to have some sort of back bone financially if y’all don’t have full time jobs that support what you currently have financially AND no other source of income that could end up bad in future but I’m a long time supporter, I never really comment, if at all but I can guarantee I won’t stop watching 😅😂
But truly, I hope it works out whatever outcome may happen.
Wishing for the best for y’all !

Try to refinance the house that will lower your mortgage and you can put the money you get back into the house. That's what me and my hubby did. Our mortgage was 2,000 and now it's 1,500 and we upgrade some things.

A great compromise would be to invest in your home convert the basement into two apartments and rent them out. Then you would be able to have passive income and still live in your home. And ultimately, down the line when the house is paid off your mother, brother, or even CJ could use the basement like an in law-suite.
Hope this helps and gives you guys some ideas. Good luck!
