The problem is for example a person paid 40 lakhs in 2018 if you calculate interest it will be 80 lakhs if you invested and you were lucky it would be 1 crore or more...big problem is if you go to court case will take 4 to 5 years..by that time with interest it will be 2 crores..but after judgements court will take give with 9% interest for year...that is only the way...that is why no realestate MD will care...because he has invested the money some where will be triple and happily he will give back your money...that also after tensions time waste and if you are lucky..

“We are speaking with Investors” is the word from developer and blaming customers for raising issue. First of all, Customers asked their money. Why you need investor money? Where these funds has gone? Is it not illegal to divert these funds? No one will believe Sahithi now. But the bad thing is: These developer will come up with new company, start business after couple of months and do the same practices. We need a system to ban these fraudsters life time.

Even if you need to spend more or you believe builder is genuine better go with ready to occupy properties. There are no hard rules from govt to punish such wrong doing builders
I just couple of months back missed in investing/buying in this sahiti construction real estate project which is on the way from kompally to medchal. Please do not buy in pre launch offers and be cautious while buying with one time payment. I also faced the problem with the following. But need to fight with support of LAW with these real estate people.
1. Shubagruha - But I received the money without any interest and that to in installments after arguing with them and after almost two years.
2. INDIS VB City - Poor construction with leakages/seepages/foul smell in pipes. Still the major repair works are going on after one year getting occupancy certificate and people are residing.
Police Dept., is good but due to Political pressure they have to go. Friends I request you all should meet high court Judge with the help of Sr., Advocates plz

As per the provisions, the undivided land buyer is responsible for developing and deliver of the project and not the builder.
Even RERA cant do anything. They only can file a case and blacklist avoiding putting RERA logo.

Govt has become a real estate company by doing layouts and inflating the prices. In the Current market , apartments, houses are not at all offerdable for a middle class family. Which is why people mostly middle class group is trying to get a home for a lesser price by risking their savings,assets and getting into this kind of situation. It is all together a different case for investors. Instead of providing free housing govt should focus on affordable housing and pricing. More regulation is needed to curb black money especially in real estate.
