    I bought my last property in June for 600k, I’m moving profit from stock to my real estate, really happy I got my cash flow right

    Thanks Tom for another great show. The biggest takeaway is we as investors must align our interest with central banks/government. A profound statement. Look forward to reading your new book Tom!

    Real estate can be the best asset class depending on location. But overall stocks are on discount with more opportunity

    Hi Tom, I'm an italian guy, living in Italy. You said that all over the world is the same, but I talked with many attorney here, and all they say the same, "we are non in US, here is different, you can't do that here!!" So, are all the attorneys ignorants or what? Did you study the italian code also? I can't even find someone's book in italy that explains tax reductions...the ones I found tell all the same obvius benefits...please, let me know what you think. Thanks

    Tom, what’s the risk holding a long term rental? What if the house burn to the ground? I hold a 900k home with a 2.5% and I don’t want to get rid of if but stressed me out the possibility that something happens. I cash flow over 4K per month out of it but still worry and I can’t sleep well thinking about that big investment .. should I sell or how can I minimize my risk ?

    The possibility of falling prices on homes was not addressed. We have recent historic periods when home prices fell. That happened. Question is, are we entering a period like that now?

    Europe have a lower standard of living than the US....what planet are you living on? I agree the past 6 months with the war in Ukraine staggers the situation, but the distribution of wealth is far more central in Europe vs US. Just look at the mean vs median income of US vs mean vs median income of European countries. The bigger difference between the mean and median income shows the disparity of wealth. US median income is something like $70k vs median income of $33k. Europe has much closer mean and median incomes meaning more Europeans live to a higher standard than the US.
    Also, the US has only really grown the past 20 years because of debt, the US has shown it's willing to accept ever increasing debt for economic growth, yet rich European countries have been far more fiscally responsible, leading to much better debt to GDP rates for Europe as a whole.
