What these property vs stock comparisons always omit is how the stock portfolio will grow if you reinvest into it the same amount as the mortgage payment. They act like you pay a 10% deposit and that's the only cost you'll ever incur. It's misleading to more novice viewers. Thanks for the episode, always a pleasure.
Why does the stock vs property argument never address that you can leverage debt for stocks the EXACT same way as property and receive an even higher annual return.

$1mil Australian = $650,000 US. Also you need to compare the city in the US with the largest population, as that is what Sydney is.

Should look at some of the smaller towns under 10k population Eg Maryborough VIC new hospital redevelopment so need for rental for staff that will go back to the city on weekends 300k investment property good starters
We just bought a house in Sydney. It was only possible because we are dual-high income earners. And also were able to sell an investment property that we bought 10 years ago. I agree it’s hard to buy a landed house in Sydney.
But the properly ladder is real. Do get in when you can.
