I don't understand it either, we house hacked half a dozen rentals this way and it's how we built our real estate portfolio. There is no way I am paying off those mortgages early they are 2.3%-3%

Depending on the property he could continue to live there or use the additional rent to pay for his mortgage at his primary residence.
Paying off primary residence vs investing into real estate seems like bad advice due to inflation. Todays loans are worth less in 10 years with inflation. Wonder if Dave will ever change his tune? probs not.
The caller needs to max out his retirement investments & dump any of that extra cash (outside of an emergency fund) into some index funds. Let that money grow for a couple of years until he can get a better understanding on real estate if that's really what he wants to start doing. No sense in having all that money lie around losing purchasing power.
