@modularandmanufacturedhome3891 Hi, Does having the home built by 2 by 6 studs make the home more insulated from outside noise, or does it have little benefit of keeping you from hearing outside noise? I was quoted $800 to have it built by 2 by 6 instead of 2 by 4. Thanks!
@@wilchambers1401 typically by going to the 2 x 6 wall you pick up additional insulation up to an R 19 sidewall insulation instead of what is usually standard at our 11 or 13 so yes, that will help with the reduction of some of the exterior noise

Here at my location we my location we offer general contracting services to our customers at an added cost.. We counsel with them about the items that are needed and then work together with them to decide who is going to do what .
Most lenders that we work with will give you a dollar for dollar credit toward the equity requirement. If you have owned the land for less than 6 months they will credit the purchase price. If longer than 6 months they usually allow the appaised value.
It really depends on your needs and preferences. The communities offer some nice features. Some folks prefer that. Initially its less expensive than Private lot placement. Other people prefer to have ownership of the land. When you have private lot placement you also have more control over the size of your lot and where it's located.

Look for co-op mobile home parks. You pay to have shares in the community and you are an owner! Monthly maintenance is much lower than traditional land lease parks.

You want good advice.. dont buy to much home.. make your payments but save on the side and pay that home off early..if not you are going to pay alot of money if you try to pay it off in nothing but payments (23 yrs).. double wides are shooting past 100k easy now.. so be ready with good down payment to bring that total amount down.. if you own land dont tie mobile home to it to buy more home..you digging a financial grave doing that

one thing is the Down payment but he forgot to mention about Closing Costs thats another amount that needs to be paid for the paperwork..
Closing costs are typically rolled into the loan. They do need to be paid but not up front.
