      Partially, heres where hes lying. He MAYBE, MAYBE MAYBE held a couple and never rented them and STILL holds them today. DAMN RARE OCCURANCE. what i think he meant and didnt clarify is typically he buys unseen and then flips becuase he mentioned the 1031 exchange. THERES NO WAY he has tens or even 15-20-30 properties that hes never seen and collects cobwebs, because the city would fine him for curb appeal and not keeping up maintenance. SO most likely he buys unseen maybe holds a while till a better resale market bubble comes around THEN sells without seeing it, but he does not hold decades without seen it nor up keeping maintenance, its literally illegal and he would have the home repossessed by the city for falling apart. Thats a law too up keeping the outside looks, also the pipes and mold and all sorts of shit would devalue the property almost to the same it appreciated. Yeah Im a realtor and licensed appraiser. I know

    It’s not the IRS that sells the houses. It’s the county that has the tax deed sales for not paying your property tax. Property tax is what pays your local governments salaries like Teachers, County officials and workers to name a few.

    A friend of mine lost his mother a few years ago. The husband didn't pay taxes and they lost the home. Other family members weren't notified of the situation. The house was completely paid off too. Lost it over peanuts. I think that is a predatory way of earning income in my opinion

      And unfortunately people don’t know the law. In Alabama if your property is lost due to taxes, you have three years to get it back by simply paying the taxes and a relatively small fee for late payment. Each state has their own time frame for Redemption. Yet people don’t know this and just walk away when they hear their property was sold due to past due taxes.

    I teach all these tactics he's speaking of I will say the title stats tax lien , which depends on the state he lives in or purchases in because all states are not considered tax lien states they could be tax deed states these are two different entities I've been investing for over 15years now and I will say this was great to see someone actually mentioning it

    I know an investor who knew real estate extremely well. He explained this tax lien strategy to me bullet by bullet. After he explained it nonstop for maybe 20 minutes without stopping, he ending with saying "but I can't bring myself to do it." Somebody in the back end is losing a house; and as they continue being delinquent, you are hoping they default. One of the ways he told me one can make this more humanitarian is make an agreement with the person losing the house; buy the lien and allow them to pay you something in exchange (I am simplifying). But again, not sure what happens if no one buys the lien (is there a deferral by govt etc).

      Yes I use to have the same feeling "how could I hope someone lose their house so I can gain?" but I realize here in Georgia, in the county I live in when there is a tax lien sale, its too late they have already defaulted on the house, and it has already been taken by the county. I brought a house for $27k fix and flipped it for $150k

    There's a little more to it than that, but it is a good way. I brought a tax lien. I had to register with the county, but being a register investor helps. Ice said he obtained listings through an attorney, so it was probably a real estate attorney. He probably also had his business registered as an investor (which is the easiest instead of registering as an real estate agency). Also, being aware of auctions are also important...

      @@pjaycez5354 there is a way around that too. If the business is registered, which is not that expensive, people can apply for a business loan. But it is a risk. The house I got was liveable. I had to shell out money for HVAC repair and some electric upgrades. The cosmetic issues I was able to repair myself. I rented rooms out though, which helped me do the repairs...

      IRL auctions are amazing & I’m glad not that many people go to them 😂 last summer I got a ‘73 Mark I Rhodes in great condition with no bids challenging. Kinda regret selling it sometimes but I was able to with 1400% profit so it felt too good to pass up

    Rob is no expert but very smart to hire an attorney and team . No doubt its drive and work ethic that got him where he is today . Lots of talent as well . The Irs has nothing to do with tax liens . its the local municipality that applies an ad valorem tax to every property in America . THe Master Commissioner foreclosure auction properties hes buying from county governments sales are usually held every month in every county in America at the courthouse door .

      I am not into real estate but was curious how the IRS gets involved with houses. I thought its the local cities and towns or counties you pay your home tax to which is true. I just looked up and it does seem in some circumstances the IRS will put a lien on your house for unpaid taxes.

      Renting is a headache. If you’re not close to them you need to hire a property manager. Repairs and maintenance are on your dime. All that costs money. Sometimes more than what you get in return

    people do this in the ghetto in cleveland all the time. theyll buy the house for how much taxes is owed which is usually only a couple thousand. the best scenario to do in this situation if you want to have a somewhat peacefull life living in the ghetto is as soon as the people are out and that house is sitting, get it condemed, wait for it to get bulldozed before someone buys it. then no more loud neighbor. i knew a guy who lived by me he did that for the entire side of his street he would burn the houses, get them condemed until the whole street was gone but him and then he let the property all sit there and you can either buy it and use it or just let the city deal with cutting the grass because pretty much no one wants to pay taxes on empty land in the ghetto. or you can even just fence it off and make ityours and no one will say anything because you start maintaining it and the city will skip cutting it. this guy pretty much owns one side of a entire block and has his little shitty house. but thats just for the ghetto. but still you can make a decent living buying up all the houses in the ghetto if your form there and can deal with a bit of theft and bullshit. but its basically the same theory

    When you buy a Lien you aren’t buying the house you only end up with the property if they never pay the owed money which is rare

      But what you are buying is the tax lien Certificate, with the potential of owning the property. If the lien is paid off you pocket the interest and penalties. Kind of a win win as long as its not a complete shithole
