i live in canada - Manitoba. if it wasnt for controls rent would be unaffordable. Toronto and Vancouver is already ridiculous, they dont have rent controls. so im curious if you have any clue what your talking about.

I think that there could be a line drawn somewhere between property value and tenants living income. I don't think it should stay the same, but I don't think it should be over regulated where the renter doesn't feel like their getting a fair value for their property.

I have a cousin in Minneapolis/St Paul. When they were about to put in rent control I suggested he raise the rent before he was unable to raise the rent to keep up with ownership costs. Price controls hurt renters and landlords alike.

I am no Biden supporter but this guy just spoke from both sides of his mouth! Rents have gone up and yet he thinks that new buildings will bring down rent? NO THEY DO NOT! Competition seems these days to not work! Rents are not going down. Every building calls itself "luxury" and keeps a steep price tag on their lodgings. OHIO doesn't have a raise rent law . Rent went up over $300 at the end of the contract. And it's had to move , very costly, full deposit, 1st month's rent, utilities turned on , moving cost, taxes depending where you live , Etc. I just moved across town cost over $2,000 . And that was a 1 way move

I'm a renter and I don't agree with this. However, I also don't agree with tripling your profit off rentals. People who have rentals should be owning a house if they're paying more than a mortgage, but that's not how our system is set up. However, I also don't want people to get house loans like everyone did under the clintons. That's what led to the housing bubble in the first place I mean the incentive to pay your house is not to be homeless. I would think is a pretty big one

With so many people renting now (myself included), I think that residential rents should be capped based on the square footage that the tenant is living in. Then there would be only 2 ways for that tenant's rent to be increased: 1. The square footage of the space the tenant is living in is increased. This is not likely to happen by adding space to what the tenant is already paying for, such as adding an extra room. However, the tenant would pay more if he moves out of his "unit" and into a bigger unit. 2. The tenant's rent could possibly be increased (i.e., renegotiated) if he ever becomes late on a rent payment. So, for example, let's start 2024 rents out at a rate of $1 per square foot. If the same tenant is still renting the same unit in 2030, and he has never been late on a rent payment, his rent for that unit in 2030 remains $1 per square foot. That rate is lower than almost all current rates, so the savings to the renter would be immediate. Renters would therefore have more money to spend on other things besides rent, and that would be GREAT for the economy!
