The real charm of this house is that it looks like a REAL house someone could live in. You're one of the best builders and that's why I subscribed a while ago.

I've been playing The Sims since 2006, I've watched and done so many builds. This may be my favorite build I've ever seen.
I spent an entire week trying to make a mansion on this very lot and it looks like a cute lil house compared to this

I love the modern contemporary architecture, there's something very clean about it, some others may understandably prefer more classic designs, something which doesn't standout that much, so this seems to be a nice compromise.

What a house! If it was in my game, it would be like 10 FPS on low setting lol
Its all the light sources. Lots of creators make the mistake of saturating their lots so full of lighting that it becomes unplayable even on a good gaming PC. if you take the time to go through and delete all of the excessive lighting it should work fine.
THE POOL ON THE SECOND STORY DECK IS SUCH A COOL IDEA

A few observations.
1. I love the color palette in this build. It resembles those beach houses in Cape Cod.
2. The sauna on the first floor is too far away from the toilet.
3. I think there should be a small toilet in the beach house. In the current layout, after swimming, Sims after to go through the patio, kitchen, and dining/bar area to get to the laundry room. That will no doubt leave a big mess in real life.
4. I find that the master bedroom is a bit too far away from the master bedroom - and there is also an arched opening
