  • M3M India’s new high-end luxury golf residential project, ‘M3M Capital’, in sector 113 Gurugram, has clocked Rs 800-crore booking in the first 3 days of its launch. The project has close proximity to Aerocity and Delhi International Airport, and is part of larger vision for Smart City Delhi Airport.
    In the first phase, M3M India has launched only 5 residential towers of M3M Capital that has in total 644 apartments consisting 294 apartments of 2.5 bedrooms with 1300 square feet area, and 350 apartments of 3.5 bedrooms with 1700 square feet area. The 2.5 bedroom apartment is priced at Rs 1.50 crore and the 3 bedroom at Rs 1.90 crore upwards
    The ‘M3M Capital’ has unique features like exclusive golf-courses, private foyer, green landscape, and separate yoga & meditation area. It also has a 60,000 square feet Clubhouse which is one of the largest on the Dwarka Expressway.
    At present, 5 towers are being built in the project area of about 16 acres. To be located on the 200 meter wide road on Dwarka Expressway, M3M Capital would also have good connectivity with India International Convention Centre and Diplomatic Enclave.

    2 crore ka three bhk, what I will get after possession. Already itna expensive hai ki sale mein 2.5 crore ka bikega kya

      They have hardly left anything for the investor as per the pricing. Purely an end use product. And even if there is appreciation that would be minimal as compared to the time.

    Some keys takeaways for this project -
    Negative
    1- The name is only Golf view , it’s only view you will not get get any golf play area.
    2- They have approx 5.5 acre of approval in that they are making 600+ flats and in another 9 acre they will develop approx 900 flats so in total 15 acre and 1400 to 1500 approx.
    3- The rate is already very high , add all the charges and GST than compare rate to some good completed project.
    Positive
    1- The location is very good considering Dwarka express way
    2- SEO is very near
    3- It’s M3M so look will be good
    Don’t expect return much as M3M have another land parcel here and they will launch it so supply will be very high. Buy this apartment if you are looking for end use.

      Yeah supply will be in good numbers but still i believe they will be able to sell easily considering the huge number of corporate people coming into gurgaon. Also delhi people who are coming after selling their ancestral properties are the real reason that they are able to sell at such high prices.

      1 - More than 2000 flats once the project is complete in 22 acre land. Very high density.
      2 - Revenue road cutting towers with big size flats from rest of the project.
      3 - Golf course if not wide so the flats on lower floors of towers with 4bhk won’t get sunlight.
      4 - M3M has 250 acre land on other side of road so development of this area will depend on company’s willingness and financial health

      Location is good, no doubt. But keep in mind the load on facilities will be too much to manage and footfall in club will be very high making it a mid segment project not luxury.

    Golf course…how many people actually play golf in this country? Such sheer waste of space. No practical use.

      And on top of it one is not even allowed to walk on the golf course so it is not of use practically.
