      Originally from St. Louis lived on the gulf coast for 14 years we really like the Ozarks we vacation in Fairfield Bay years ago but like Bella Vista better

    I filled out the relocarion guide. Considering moving to bentonville county. Could i get some help and info.? Not buying atm will be renting dont got the buying power right now

    As it relates to the cost-of-living segment, I love to talk about taxes because it's a huge topic for us in our current state since our property taxes have doubled in two years and one of the reasons we are looking at moving to Arkansas. However, we have been trying to figure out how Benton County, specifically Bella Vista, determines their property taxes. I understand that property taxes are based on the assessed value of a home. But if I look at county tax records on Zillow I will see something like, say, a home sold for $300,000 yet the assessed value is something ridiculously low like $47,000. So I don't quite understand that. Can you explain how property taxes are determined for a house and specifically what the property tax rate is for Bella Vista? Much thanks.       I can certainly understand that and I have done a couple videos on “cost-of-living”specifically as well as everything you need to know about taxes in Arkansas. If you go to my channel and look for those two videos, specifically one Is titled “everything you need to know about taxes in Arkansas “I would direct your attention to the second half of that video. The other is titled “how much does it cost to live in Northwest Arkansas” In both videos, the thumbnail has me holding a handful of $100 bills fanned out (in the taxes video, the bills are on fire :-)) Couple quick tips, Benton County tax website Will give you a lot more detailed information. Benton County property tax is based off of a .63% millage of the assessed value I believe… That changes every 3 to 5 years after properties get reassessed. Arkansas pays taxes in arrears meaning that whatever the assessed value was in 2023 is what you will pay in 2024.       @@LivinginBentonville thanks for taking the time to respond to my questions. I think we have found that if you multiply the value of a home times .006 you will get the approximate property tax, at least for Bella Vista. Based on your home value and property tax, Bentonville is about .0115. So, double BV. I tried looking on the Benton County tax assessor website but they want you to have an Arkansas taxpayer ID to look at any information. At least that's what I saw. Maybe I missed something? Another important factor in deciding to move to Arkansas is the fact that Governor Sanders and the legislature are attempting to greatly reduce income taxes. I believe they are down to 4.7% for the maximum now. That's huge compared to other states. Another factor for us since our daughter is currently in college to become a teacher is the fact that Governor Sanders and the legislature have made Arkansas the highest average starting wage for new teachers in the United States. Major factors to consider when new teachers in our state can't even afford a basic rent. Thanks for all you do and for the content in your videos. It's been very helpful for us.       Property taxes are absolutely cheaper in Bellavista than they are in Bentonville. As far as the multiplier on how you got there, I’m not sure of that. Keep in mind it’s multiplied of the “assessed value” not of the potential sales price.
      You should be able to go to bentoncountygis.com (Tax map) and not have to have a taxpayer ID in order to access the website. That is public domain.

      @@LivinginBentonville thanks for the information, I was able to access the GIS site and get an idea of property tax values .The way property taxes are figured out in Arkansas is very interesting. For instance, this particular house that is for sale currently at$315,000 has an assessed value of $63,000, however, the taxable value is listed as $44,950. 🤯
      Do you know what contributes to a lower taxable value than the assessed total value?
      But, with the Homestead credit of $425 it gives an estimated property tax of $2415 on a $315K house.
      Another interesting fact I found is while the taxable value of a home might increase over the years, tax records showed that even in the face of increasing taxable value the actual property tax amount could decrease. Very interesting compared to my state.

      Lol… My friend, we are far beyond my knowledge in regards to why certain tax values are different on one property versus another and the like. I would think you could call the assessors office and they could give you a much more pragmatic approach.
      Long story short, our taxes are probably cheaper than yours lol
