Interesting thought. There is such a rule, and it's a good rule, if you're the only one with a rental unit in the area. But there is competition, and more residential buildings will be built in the not-so-distant future. What if your neighbor units are renting for 30-40k? Are you gonna leave your unit vacant? Or take the 30k a month? Ano ang ibig sabihin ng "lugi" if there's cash flow anyway? 30k is always better than zero, in my book. You know real estate business is all about the long haul, right? It's not like you're selling a piece of fruit that will spoil in a couple of days. Some years you can rent it out for 50K, other years maybe at 35k. That's how it goes in real estate. Same with bank interest rates. Some years, interest rates are 5-6% on your time deposits. Other years it's 0.5-1% on your money.

I have several properties din naman sa pinas. I have invested in stocks VOO and SCHD and I am playing the long game siguro 20 years pa and then I can easily retire of dividends and sell properties kasi minsan headache eh. Bottome line we can choose our investments or diverse. Pero in own personal belief pag hindi ito papasa sa 1% rule na ginagamit ko eh ill consider a different path. Now sa word na lugi eh napaka taas ng mga expenses ng HOA sa condo. Bigyan kita ng sample dito lang sa Rockwell 50k ang HOA. Dito naman sa isang non performing assets ko sa tagaytay highlands nasa 200 usd ang HOA dues ko. Again may mga disisyun din akong medyo sablay.
