  • We're talking about the sad future for people living in San Diego. Basically, the government is making changes that will cram more houses into the city without enough infrastructure to support it. This means there will be fewer houses for sale and most people will have to rent.
    We'll look at how this will affect the city and its residents. Will San Diego still be a cool place to live, or will people start leaving because of the housing crisis?

    I was here before you were born, San Diego stopped being paradise after 1980.
    SD SHOULD have done high density way back then instead of the unsustainable suburban sprawl we have now.

    I love mixed use housing and high rise condo. I like having a concierge for extra security and also the ease of maintenance of a condo. Yard work is very time consuming (been there done that) and I’d rather have extra time to enjoy the San Diego’s outdoors and travel.

    It is sad I’m 35 married with kids and we make near 250k with no debts and good credit. But high rent, taxes, inflation, has made it so difficult to save a healthy DP. Take on hoa or other fees it just doesn’t make sense to buy here and we’re probably leaving to buy our home outside of SD county.

    It's like a fat girl fitting in to girdle.I was born in this town It's now too crowded Too much traffic,crime,drugs,homeless,expensive real estate,high taxes,high utilities.It's beyond sad.

    Hillcrest is building tons of new condos by tearing down crappy old buildings. We need to make sure Investors aren't buying things and driving prices up though

      About 8 years ago foreign investors were buying up all of hillcrest, pretty damn sad that they took over the hillcrest community in my opinion

      I wouldn’t say it’s directly correlated, but more dense communities tend to be more walkable, and more walkable areas tend to have more homeless

    Definitely share your concerns. Guessing many residents who move into these high rises are there to eventually own a Single Family home. More people, more competition, higher prices. The reason I'm in my Gettysburg house was I was the only one who showed up at the Open house. Why?!? Because the event happened during a torrential thunder/ rain storm( it had rained cats and dogs the entire day.) I was going up against Cash buyers and those willing to bid 30,000 over listing price. In San Diego, I be going up against those challenges but with less rain.

      The same thing happened to a buyer that showed up to my open house during the recent "hurricane". It didn't really get that bad (he showed up in sandals like a true San Diegan) but most people were worried about the weather so they stayed home that weekend.

    I live in North Park (currently renting) and I want to buy a condo in the near future. It's incredibly frustrating to see all these new condo developments going up and nothing is available to buy. These new "luxury" buildings are charging astronomical rents and many, I suspect, are leaving units vacant rather than dropping prices to reflect current market rates. While I support increasing density, it feels like these new buildings are just lining the pockets of developers, while doing little to improve the overall lack of housing or making the dream of home ownership possible for everyday people. Most people can't afford to pay these rents, period. And IMO, most of those who *technically* CAN afford it are smart enough to know that paying an enormous premium to live in a shiny high-end rental with a roof deck and a pool is not in their best financial interest. You give an extra $1000 a month to developers and that's $1000 you can't invest or put into savings for a future down payment. So these beautiful new buildings sit half empty and the rest of us are left to compete over the tiny # of 1-2 bed condos being put up for sale. I don't know, man. I make decent money and I have a substantial amount of savings for a down payment, but I look around and there's scant little available in my price range. I'm starting to feel like I've missed the boat, and that's super sad.

      New Builds are always more expensive, but through filtering, older condos will become more affordable. If you don't charge a market clearing price, you end up getting years long waitlists. Building homes is not cheap and fraught with risk, so developers need to get a return to make it worth putting a shovel in the ground. Price controls do not work.

      From a local architect: it's easier to build apartments vs. Condos nowadays. However, they can be converted to condos after 18 months. That's great and all but let's be honest- there's no money in selling it. Corporate landlords want to have permanent renters. It's disgusting and contributing to the housing problem in the US.

    I think in regards to bike lanes, they can and should be the long term solution to reduce car congestion. The problem is majority of people don't feel safe when the only protection is a painted line or plastic flex posts. When bike lanes are permanent and fully separated/protected, that's when we'll see the full benefits

      Hmm. in CA, unless you have a e bike, it's not fun biking on these hills. And e bikes need to be extremely protected from jerk thieves.

      I agree as an ex pro triathlete it’s very dangerous… one of the reasons we go to Boulder to train. Most bike paths are completely separate and have their own tunnels and bridges. It’s like Boulder cares. Maybe that’s one of the reasons it was voted happiest place in America multiple times the past 10 years

    You’re last point is great. We need more housing but we need them to be open to home ownership. Also, a lot of these buildings are not affordable but are luxury which doesn’t do anything to alleviate the housing crisis. Great video as always!

    To your point California is no longer standing idle actively pushing builder's remedy on cities to get them to actually make moves. Other half of this conversation is that without more housing it becomes less economically viable for employers and employees to want to live here. If California wants to keep growing and stop hemorrhaging talent this is the answer. You can only build so much single family housing. Europe is already a model of this. Single family housing the way we do it in the state is really a phenomena not many other countries do housing like we do. People are free to live where they want even at the behest of other people who may not want more people. More socially responsible housing like Vienna, Austria does would help to keep rental prices in check but a lot of what needs to be done in California gets stalled out.

      Part of the reason CA is hemorrhaging people is gov policy, on a personal and business level. Look at Tesla and others.
      It's not just available housing and prices. Tons of other factors as to why people leaving en masse.
      And btw, wouldn't builder's live to get contacts for high density? They're a builders dream. Exponentially more profit than single families. Govt and huge corps will always lie in the same bed.

      @@eliburl5504 They'd love to get high density the issue is there are about a million ways Cities and counties here can stop projects. We have an old unused tool on the books called builder's remedy that basically overrides local zoning control if cities can't plan accordingly on their plans every 10 years if they don't meet it a builder can ask the state for a permit and they can override local zoning control they're finally using it after 30 years.

      No offense to the guy, but his "bias" is kind of the problem - it's not that people "used to" want to have houses, people just can't afford to and are just trying to afford something to begin with (whether that be a studio/apartment/condo/etc.). In a perfect fantasy world, everyone would own a single-family home in sunny San Diego. But the unfortunate reality is that urban sprawl has it's literal limits. San Diego is desirable, it's the second biggest city in CA, and they'll have to build upward to meet demand.
      In fairness to him, he's right that the infrastructure isn't there to support the high-density housing and that should totally be worked on. And I get where he's coming from in terms of building wealth with home ownership, but the barrier to entry is just too damn high. For worse, people who want an affordable house will have to look at the rural parts of San Diego if not outside of it (Riverside or Imperial County); otherwise, renting affordably should at least be an option and building upward is the way to do that.

      This is such a let down.. I live in Swierzland and here it's impossible to afford any house. As you'd have to make about 180k a year to afford the morgage. I was hoping it would be easier in other countries..

    So glad we sold our townhome in the UTC area a few years back. The area is so overbuilt now, and only getting worse. Plus, crime has gone up with the addition of the Trolley hub. We wanted to get a ranch-style home on a decent sized lot and knew that was going to be a disappearing commodity. Wound up moving to east county in a very established neighborhood with a quarter acre flat lot. Best thing we ever did, despite the added commute time.

    Owning is not all peaches and cream. It means repair bills in the thousands. It means commitment and responsibility. Folks don’t want that. They want flexibility and not being on the hook for anything. They want all the pro’s with none of the con’s. Real estate is expensive, particularly in SD - always has been. I own homes is SD and every single one of them were a big challenge to get in terms of saving, sacrificing, stretching, putting in blood sweat and tears…

      But you can still sell your home and get your equity out of it . When you rent, you lose all that money , especially in 20 to 30 years' time .

    It’s too crowded here. Our water supply can’t handle what we have now. Roads are crowded and in terrible condition. Power supply can’t handle current demand in summer. Schools are over crowded. Its over built.

      We are building water reclamation plants now that will be more than sufficient to provide water to our citizens. Roads are crowded for sure, but still nowhere near as crowded as LA. And the power supply is unfortunately more of an issue of the selection of clean energy sources. But still, it's not that much of an issue.

    The solution is so simple. You build 20 story apartment buildings similar to high-rises. These buildings don’t have to be fancy, they just need to look nice and offer parking and commercial spaces below. Build towards the sky is how you maximize square footage, or in other words, land space. Until this becomes the norm, housing problem will always be prevalent. Building four units on a piece of land will only make the problem worse as well as drive up the prices, which obviously benefits landowners. So, build upwards.

    Very insightful and true. I drove by new “residences” in Point Loma near Liberty Station on way to the 5. I was hoping they were new condos being built, but nope, they are one bedroom apartments. For who? I guess there’s more money to be made in rentals in SD and I guess it’s not the place to raise a family unless you’re a zillionaire. So sad. I could buy a house in Hemet for $300, grand

    The more walkable you make the city, the better it is for local businesses, as well as the environment, because it lowers pollution caused by cars.

    I wish more people saw density as a good thing. With our great weather, San Diego has the potential to be an amazing walking, biking, and transit oriented city. If we showed more support for denser housing and reduced cars, we could do a lot of amazing things here.

    Love your videos! I hope to live in SD one day. I’ve lived in NYC for the last 10 years. There are a few different ways to accommodate growth.
    1. Transit. Transit doesn’t typically make traffic less worse, but it gives proper options, and that’s good.
    2. Congestion pricing. Charge higher prices at peak times to smooth out road usage.
    3. Complete neighborhoods. If every you need is within a 15 minute walk or bike ride, car traffic isn’t a thing you have to think about much.
    Density is the the key to positive growth. Plenty of the trolley stops can handle lots of growth within a mile of the catchment area.

      Hundred percent agree with you. We need to deeply invest in our light rail system and disincentivize car trips, even if only 25% of car trips are bike/rail trips, it will help.

      From the perspective of an SD resident since the 1980’s I’d have to disagree with some of this.
      Transit, yes. SD has always failed in the public transit department. Congestion pricing. Absolutely no. Controlling people through taxation should not be a goal of San Diego. We are not NYC. NYC is an extremely dense few square mile, island. San Diego is a naturally diverse city, that is much larger (by land size) than NYC and can’t be treated like NY. Complete neighborhoods (15 min cities). Hard no. Again, this is not an idea that should be proposed everywhere (or anywhere imo). In fact, I believe it is counter to human nature. We are drawn to explore, experience the diversity of a city and appreciate all that an amazing place has to offer. 15 min cities, would create a sort of island fever. What would be the point of living in a place as diverse as San Diego if people were confined to the area immediately around them. Not many cities have places like Gaslamp, PB, OB, Encinitas, Carlsbad, Poway, Ramona, Julian, Escondido and the other parts of town that make it great. Living in San Diego is about enjoying what all of those places have to offer. The 15 min city idea is a dystopian idea in the packaging of helping “climate change.” It’s not supportive of a free, human future (I know what the talking points are that counter this and I disagree with them).
      I do not believe that density is the key to population growth. It is what MUST happen if a city is forced to grow, by definition. But, not every city should have a goal of become NY, LA or SF.
      I respectfully disagree with your ideology on San Diego’s growth. Best.

We have ALOT of families that live here not everybody can jump on public transportation. they need cars to get where they need to go with their families.. please stay in New York don't come over here with those ideas. 💯

      LOLOLOL, not in San Diego, now the most (insanely) UNaffordable place in the US to put a roof over your head. However, the US is a very big place, and housing is much more accessible elsewhere .

Here you pay 1million for the tiniest ass house (if you are LUCKY), as the ground alone is usually worth about $700'000, and that doesn't even have to be agood spot. So 700K + usually the cheapest house you can build here is like 500K. AND I MEAN CHEAPEST. so 500+700 you do the math

    When you run out of land, you have to make like South Korea or something, starting to build sky scrapers or high rise condos over businesses to fit more folks that wanna live here. And be like Carmel, Indiana; build beautiful places that encourage walking/cycling and stores that are closer together and not built like malls or giant parking lots.

    I am from Vancouver, Canada, and we have had density problems for years. Many people call condos and apartments home. At the same time, there is always a push to add more living spaces to Vancouver. We have bike lanes everywhere. There are some things we do well.

    Fair assessment all around. I think that the SFH American dream is a collective delusion. Neighborhoods like Little Italy should be the model moving forward as they are better by just about every conceivable metric. That's why I bought (and live) in Little Italy.

      I agree for the most part, but i also think there are many people with the ability and desire to own SFR and that's OK too. It's just going to be increasingly difficult to afford moving forward, and more and more people need to consider attached properties.

    Dan, you didn't mention one of the main causes of low SFR inventory: Prop 13. My retired parents live in a 6 bed, 4 bathroom house in Encinitas that is way larger than their current needs. But they will never sell it because of Prop 13. The next generations are being denied the traditional dreams because the last generation is keeping it all for themselves.

      Well they can transfer their tax base if they sell and buy a new home in CA because of prop 19. There are options!

      Prop 13 keeps taxes low, if they got rid of it your next excuse/complaint will be not having enough to pay it. Just buy outside of SD.

    Great idea, why don’t the trollies take you to the airport, they’d be used a lot more. And yes, those bike lanes are ridiculous and a waste. Taking away a lane for cars and adding more high density housing is a dumb idea.

    Density is the lifeblood of a vibrant, livable, efficient communities. Single family homes are incredibly inefficient. If you want a SFH, go live in a suburb. Otherwise, let the cities build for density. What a NIMBY rant

    Alternate opinion:
    -I’m from Boston, and lived in NLD and Germany the past four years. So new to SD.
    -SD is pretty good imo. Expensive. But good.
    -Also imo, cheap homes do not usually come with desirable locations. But if anyone can offer me a counter example, please share because I would then consider moving there.
    -While living in Boston we had tons of public transportation into the airport (buses, trains, etc). I never used them for my work travel for many reasons. So I don’t think it’s value added for SD to spend money on that.
    -There is a lot of traffic in SD, so expanding highways would be nice 👍
    -Rent is expensive but on par with Boston and NYC. It is challenging and imo inflated (maybe artificially or bubble type inflated)

      Unfortunately expanding highways just induces more demand which causes further congestion. If SD takes the approach of expanding highways we'll end up with a concrete wasteland like LA

    I think renting over owning is fine. In Germany, 80% of folks rent. Of course there should be options for both.

      I think for a lot of people you are absolutely right. They want the ease and convenience of renting without having to worry about upkeep of a home. But for people that really want ownership, or an opportunity to build wealth, this is absolutely a step in the wrong direction.

      @@DanPBestLifeSD most studies show that adding more parking and roads leads to more cars. I’d love to hear you prevent the data or interview city govt to see what their expected impact to traffic and infra is along with your opinions! Would be cool to see!

      Sure, but I don’t believe the goal of cities should always be to grow endlessly. Since I moved to SD in 1986, the culture has been about scenic beauty, open space, a laid back culture and a certain way of life. It’s been a unique city because of these things. Filling every open space with high density housing is counter to what the city has been about and will change the fundamental nature of what it is.
      I’ve also lived in LA and it’s congested, expensive, and there isn’t much open space left. Longtime San Diegan’s have always tried to prevent our city from become Los Angeles and the idea of adding smaller and smaller homes brings us ever closer to that end.
      There isn’t anything wrong with single family homes. I’ve lived in studio apartments and four bedroom homes and as one ages and potentially want to raise a family the idea of a single family home is appropriate to raise kids. Yards, space between neighbors and streets for skateboarding are what the dream has always been.
      The bottom line, IMO is to accommodate growth in a way that isn’t primarily focused on filling every space, and that celebrates the family and those who accomplish the goal of home (house) ownership.
      I appreciate your responses to my (limited context) comment, but I wanted to add a little bit of context from the perspective of a long time San Diegan who has traveled a lot and appreciates the uniqueness of our great city. One, who understands the reality of growth and change but also believes it should be managed in a way that keeps the city great, in its unique San Diego way. Cheers!

      @@eliburl5504 Cities are either growing or shrinking. San Diego should aim to grow endlessly so everyone can prosper. SD is nowhere near being as dense as Paris, Tokyo or even SF. It has plenty of room to grow.

      @Spencer Heckwolf you'd have to explain to me how everyone prospers when a city grows endlessly. The cities you mention have some of the largest wealth discrepancies anywhere. They're also extremely expensive, even beyond SD. Not models to strive for imo. The journey of a thousand mi starts with one step and if SD is walking in that direction it will end up there eventually.

      We live in Marin County north of SF. Lots of walkable towns and neighborhoods make for a more enjoyable day life and nigh life (admittedly suburban nightlife). We’re considering a move to SD County since our daughters now live in San Diego proper and love it.
      Honestly, one of the biggest blockers for us is finding a neighborhood with a town center in walking distance. Foot traffic to “Main Street” builds community and quality of life over big box retail and strip malls 10-15 minutes driving distance. La Mesa is doing a nice job with this for example. Commitment to community over pure commerce is essential for whatever lies ahead in SD County.
