I am not against anyone but 4.5 Cr for a Rowhouse in Airoli is way too much. I stay at Mulund and I can get a Bungalow in Thane in that amount which will be open from all side.

@@sanky918 actually the reason for high price is rent/pg..if u look for a 240sqft land near station it range from 45-60lakh..same with g+3+terrace development will cost around 1cr+...in tht sense if this is 1500sqft land considering with 1.75fsi then the total area x 15-17k rate/sf will cost 4cr+.

Remaining floors have other 5 bedrooms, one kitchen and 4 bathroom.
6 beds in one bedroom. This means total of 6*5= 30 people living as pg and sharing one kitchen and 4 washrooms. It's way too congested and very unhygienic.
About the cost, they are generating income of 1.5 lakh per month as per this video. Which means from each pg they take 5k. It's way too expensive for pg people too considering that basic amenities are also not properly provided. Rather 6 bachelors can take a 1bhk flat with two bathrooms on a rent amount of 20-25k per month in Mumbai itself.
