You can choose to manage the payment with contractor end to end in which case you can add markups or you can ask contractor to deal directly with client for payment which I find to be most convenient because then you’re not stuck in the middle

Do you have to get a builder to come and check if a wall can be knocked out and estimate costs?
Who is responsible for paying the contractors? Do you add contractors fees on top of your fees for the client to pay?
