I've carved out a niche for myself by purchasing large properties and severing them into building lots which I either flip to builders or build on myself. It's super useful when you can keep the existing house, get financing on it and then work to sever off excess land.
Back in 2000 you guys offered me $3,000 for two of my lots in Okaloosa county Florida. I did not accept that offer, but I thank you because that motivated me to list them for sale on Facebook marketplace. I end up selling them in one week for $10,000. Not much, but 7,000 more than what I would have gotten. Philip
In 2021 I stumbled into flipping land as well. Previously did house flips but the land flips were so much easier. Way less cash needed and no fixing. Ended up flipping about 30 vacant lots in the past 18 months mostly to spec builders. But with the market shift it came to a complete stop. Time to shift 🙂
I was look at lots that have already been divided up for building in Florida lots that used to cost 5-10 grand not selling for 30-50 grand. Do you think those prices will come down?
The land biz has totally dried up for me as well. Its also way more saturated. I was doing it for over 5 years but I'm done. I'm focusing on commercial properties now

If you have at least a 680 credit score you can set up and LLC today then get business funding in less than 30 days. Won't even report to personal credit report
Have you ever had a problem where people call their credit card and say they did not approve the payments being taken out and the credit card company take the money back?
I have a different concept of biggerpockets shows.. they show how exactly they do it. Other videos of land flipping takes us from is imposible or never thought about that road to If they can do it that simple explained way I think I can try it too.

a church that is registered as a non-profit will issue an annual statement to its members for their charitable contributions. Claiming rent payments as a charitable contribution is sketchy. a church recording your rent payment as a charitable contribution is even more sketchy.
@@bradleys2320 I feel the same way. However the church of scientology does just that, so it wouldn't surprise me of baptists do it too. This church owns like every house around here
@@lynnnewlin4395 personally no. The church does. So in essence my $$$ is going straight into a 503b non-profit. The same as if my checks are going into say "Toys for Tots" or "Meals on Wheels".

Do you have to get an engineer to prepare parcel maps or tracts maps?
@@aemaldonado78 A surveyor should be able to take care of that. May also need a lawyer well versed in land and real property matters.

@@TheWhoIsThat hard to say in your area. In my area the small spec builders buying random lots has dried up to none right now.

I'd imagine that in the contract, if this were to happen, the land would go back to the owner, or at the very worst, it gets a lien on it
@@rhynojoshif they making payments it never leaves the owners hands . No lien is needed they don’t own it yet. Basically rent to own.
