I love listening to you because you speak about the number one desire in my heart. I want to cover my expenses with my real estate income, so bad! I own two rentals that cash flow close to $2,000 a month. I will cross the $2k next year. This has taken me six years to achieve, however. I don’t necessarily want to stop working, I love what I do. I am lucky that way, I suppose. I want my relationship with my work to no longer be financial.

Its not all laziness 90% of it is knowledge and information. The more you know about a subject the more confident you will be. Take your name for example, guarantee you can do a whole course confidently on teaching others to spell your name bcuz u know that in and out. Do the same thing with your goals and you will take action first chance you get. Stay blessed.
Yes 100% it sucks to work 8 to 5 and I hate it! two of my homes in Florida got damaged from the storm and luckily I had 4 days vacation left and I had to beg my boss for an extra day to stay the full week!
It's all about getting over the job mentality that relies on the myth of job security. The truth is with a job you give up a huge portion of your time in order to make someone else rich and you could lose that job any time. Instead, invest in your own business and make yourself rich!!!
I agree with a lot of what you say, but business can be really rough too. We have had several. Being a contractor in 2008 was beastly. ;-) We have two LLCs for rental property. This last couple of years haven't been fun. You learn to have a strong stomach and roll with it. That is actually a good thing. My husband was so happy to be out of contracting. He LOVES his job now, has a lot of flexibility, and a lot of time off. His situation is a bit more stable than most. Nothing in life is guaranteed. I LOVE having my own business. I don't like to be told what to do and I am extremely self motivated. I love setting up my own businesses. There's no one size fits all on this.

High paying 9-5 jobs when working for a excellent employer is 8-5. Which very good actually considering you get paid well. An average employer is 7-5 and a trash employer is 6-6 and worse...basically sleep, eat, work, sleep, eat, work, and repeat until you burn out.
%100 the pandemic has made me a believer. I'm now attempting to figure out side hustles and investing in order to make sure I'm not subject to BS that comes with a W2 job.
Here’s a question, I think the answer is you can do this but just want clarification from the pros - since you get 27.5 years of depreciation I am assuming that you can do that on any property that you acquire, no matter how old. So what I’m getting at, if you started early in your life, would you 1031 exchange that property, say in year 26 and start the process over with another property?
Sold my business of 31 yrs now doing sales part time for the man…NO MORE employee BS, book keeping, permits, etc, etc. great for me. I ain’t 9-5, I do in-home sales so I work maybe 4 -5 hrs a day, 4 days a week.

For the time thing, sometimes its just slow so it would be nice to just take off or work on something else and make up that time during crunch time. So by the end of the year, the hours worked even out and maybe employeers wouldn't have to waste overtime hours.

Owning your own business requires more than forty hours a week and can also prevent you from planning a vacation. I'm saying that owning your own business does not necessarily mean you have financial freedom, it depends on the size and the type of business.
Well jobs want more and more from you and they pay the same. While the price of everything else still goes up. Pay your debt off then focus on what you want bv its very clear that companies really don't care for you
I was talking to my brother the other day about 9-5 is a scam once you find out how much you make for a company and how much you make in an hr..McDonald’s minimum wage is about $13-15 about 2 customers that order a Big Mac meal is literally what you make in an hr, just think how much $$ McDonald’s make in an hr in all those orders…

I do 9-5, but it's more like 6 to 6 with the 1.5 hour Miami commute each way. It's misery and destroying my family.
