In this video, we review a company I believe has the potential to be a solid monthly dividend paying REIT. Let me know your thoughts in the comments below!

ALDI is also Investment Grade in Germany where ALDI comes from. They have 0 Debt and are basically the Walmart of Germany.
Aldi is op. Love me some LIDL too
Might be good to add but I’m currently holding VICI, O and CCI
is Vici an Cci increasing their devidend yield or its just steady?thank you
Finally an ADC video
Hi, i would add, because they have to pay out 90%, REITs grow by either diluting or taking on debt. Thats the main reason they dip with high intrest rates. Especialy have they gave alot of short term dept maturities
this is true!
Ive been looking for a second REIT ontop of O to add to my portfolio given the impending intetest rate declines this is going to be on my radar for sure ! Great video
Glad it was helpful!
The REIT sector is currently at a fair value (opposed to the rest of the market), and ADC is getting a lot of attention as O's growth has slowed down. I decided to start a position in EPRT last month; it has a lower starting yield but faster growth.
I own both Realty (O) and Agree (ADC). While similar, there are some important differences.
Was just looking at ADC & O last night as I was falling asleep. Debating further bolstering my O position or starting new position in ADC.
real.
Same
you may also want to consider EPRT, a little less starting yield but faster growth.
Any negatives with Dollar closing stores? CVS as well.
Love your videos, i'am learning lot. What is your take on British american tobacco. Could be great to see a BTI vs Altria Group in one video :)
Seeking Alpha Quant shows it as a hold but O as a buy. I trust the quant ratings from Seeking Alpha.
I own both O & ADC, however, buying double ADC over O.
Hi. At the 8:16 mark you move into the Historical P/FFO. Is TickerData able to pull the historical price and the historical FFO? If not are those features on the roadmap? Thanks!
Those features are on the roadmap! We do already have things like P/TBV for financial bank stocks so that the historical valuation can be analyzed! :)
Really interesting analysis as always. I was going to ask a similar question. It looks like Tickerdata has all the components to calculate FFO apart from 'Gains/Losses on Property Sales' according to the docs. Adding this would add extra flexibility to test the importance of each component part individually. Just wanted to ask if that was on the roadmap as well or if it could be added?
Are they a tripple net lease REIT like O and VICI?
Yes, triple net
I do invest in both but actually in the charts, RNP and ADC has a higher return then O.
thoughts on ABR?
Love ADC and have been thinking of swapping O out for them!
What do you think about the comparison to VICI? I don't own ADC. Still learning about it. Any benefits or burdens that are important? Its issueing a lot of shares but to be fair it is growing faster than that it is issueing shares so I'm fine with that they use their money well it seems? (ADC)
your wacc / discount for the dividend payout valuation should be closer to 10% instead of 8%
WeeBull doesnot allow you to auto invest on this REIT so it makes it hard to dollar cost average right??
This will be a great addition when rates come down a little. Getting close to being an add. I like MAIN right now.
Dividend might be safe but at Forward PE of 30.33, pretty expensive i would say.
Are they buying back their shares, or giving them out? Like O is giving out more shares, thats why shareholders get diluted
issuing new shares is very common for REITs
so is it better than O?
My favorite reit
What is your tool to track dividend increases. i Got a dozen of dividend paying stocks. And altho its easy to see your current output. Trackyourdividends or so doesnt seem to give you a headsup when one of your owned stocks has increased its payout with an ammount

Bought MPT at the absolute low, bought vici, bought o and adc is the next im on to buy.
Very interesting!
Been buying a lot of ADC in the last few weeks
If ADC is similar to O, Realty Income could one day buy ADC same as they did buy Spirit Realty.
Great Video 🥇
EPRT

Learning about REIT’s on Chest day 🤝
My concern with O was their verticle farming investment more than others. It's an overpriced way to invest in lettuce and basil since the nutrient solution needs to be changed between vegetative, flowering, and fruiting phases they will never be better than farming.
It’s amazing and I love it and buy it every two weeks
What i like is that the board of directors are buying stock to add to their pile.
Already over $2M in buys this year
Hi all, that’s a good sign. They do look undervalued and given their dividend progression every year looks like a good investment.
Remember scatter gun approach and not too many eggs in one basket!
Take care all M.
Only thing i dont like about adc that the share price is not going up
Most REITs have struggled in that sense since 2020, but that also can create opportunities
Lol, if you are a buyer cheer it, if you are a seller wait for it
It actually might be better
Just think buying O at 70 to 90 range
Ouch
@@ralphpal yes, exactly, good example
Hi, it’s the interest rates. When they move the stock prices will.
Take care M.
As always excellent analysis with clear explanation. Love you tutorials! Keep them coming.
thanks!
i still prefer O because ADC is isueeing to much shares
O did the same
@@cashdinero0 way less
I have roughly $2400 in O, so what would your opinion on investing in this as well? As far as diversification goes, in my head it wouldn't make sense to invest in both of these considering how similar they are
Hello was wondering as a value investor what is your thought on Lazy Boy, seems to have good fundamentals and undervalue. Have you ever look more closely at the stock?

Wow, great job, videos are so awesome !!
I think EPRT is the next “O”
How much would I need to make 1000 off a 22% dividend yield?
Love your content but way too much schd or realty income man..
This wasn’t a video about either :)
I would offer that, there's no such thing as way too much SCHD or O. I'm adding to both in my portfolio and I only just started this journey.
