There's all sorts of things that are similar to the gold lined cars. Laundromat equipment is one of them ( 120% first year write-off, and it can produce income ,etc). Another thing that USED to be a big deal, 15 years ago was buying into nursing home syndications. There were a few ways to cost-segment them just right that you could get on a 5 year depreciation schedule, then flip/sell down the road and just pay long-term capital gains.
That’s so interesting. We are into self storage and the depreciation is pretty good but not 120%.

Kevin is a risk taker and likes the adrenalin rushes that come with it. Nothing better than learning from our failures/mistakes. Practice/tweaking, makes for success, after possibly numerous failures.
I love watching Grahams facial expressions throughout. It tells so much!

Meet Kevin and Graham Stephan are the reason I started watching UA-cam. Also the reason that I've bought 3 properties in the last 2 years with 5 units rented out.
What state are you invested in. Am in new York and have $40,000 cash. Am thinking of buying a house next year but the cheapest is about 350k.... it's very hard in new York was watching Orlando Florida but my wife scared of moving to a new Location
Can you explain how you got started?
@@joyride20001 I'm in PA. The market is definitely cheaper in my area, but there are also definitely parts of new York that are just like PA. Look around south western NY and there will be some cheaper properties.
@@jakefromstatefarm3954 pretty much just like Graham and Kevin say to. Get a job, save your extra income, buy properties. Bigger pockets has some good books also, I would recommend reading them first if you have no knowledge on REI.
Shawn Steider Thanks! I just joined bigger pockets and I’d love to make my first property an investment property. However family is a big fan of single family home so can’t really house hack but hoping to read a lot and become more knowledgeable so that I can make a wise investment.

I’d reallt recommend looking for an AC power adaptor for your cameras so you never have to worry about batteries running out. Costs 20-30 bucks. Revolutionary change. Also when I switched to 64gb sd cards to 128 gb. Another huge headache saver when shooting clients or UA-cam videos!.

Kevin is one of my role models im 19 and I currently work at safeway and after a year i got a 10 cent raise I’m currently in the pursuit of a career in real estate and i have my 14,000 dollars saved up currently in the stock market with hopes i can buy my first piece of real estate soon

I am so grateful to be alive today. My girlfriend saved my life last night. This is a selfie I took in the emergency room after having a severe allergic reaction to almonds. I went into anaphylaxis, meaning my face, my lips, my eyes, my tongue, and my throat all started swelling up rapidly, making it almost impossible for me to breathe. I also had a rash all over my entire body, and I was extremely red. Staying alive had never felt more difficult. At one point, my nasal passage was completely blocked, and it was getting more and more difficult to breathe. They shot me up with Benadryl, steroids, they gave me a breathing tube, and even other stuff that I can’t even remember, and it caused all of the swelling and the rash to go away. Because this was a severe allergic reaction, I need to continue taking steroids and Benadryl for the next week, because it is possible that the allergic reactions could come back at any point over the next week. The steroids and Benadryl make me feel like a zombie, and I really want to take care of my health, so this will be my main focus over the next week. I want to thank my amazing girlfriend, who made the decision to take me to the emergency room the second I started feeling itchy. I was hesitant about going, because I didn’t even want to believe this was actually happening. If it weren’t for my girlfriend driving me to the emergency room only minutes after eating the almonds, there is a good chance that I wouldn’t have made it according to the doctor. This has been without a doubt the hardest few days of my life, but I also look at them as the most important few days of my life. These moments have reminded me about what’s really important in life, and it has made me so grateful to even be here on this earth. I will be prioritizing my health over the next week, and I’ll post updates about how I feel. Thank you all for being patient during these difficult times. This week has been NUTS (too soon for jokes? 😅)

I have watched both Kevin and Graham for some time . but as I am watching this I realized I enjoy Kevin more since I feel is so much more down to earth and humble. Graham I see in a very different perspective now.
You have to remember this is Grahams show. He’s constantly thinking of his next question to ask Kevin. He needs to be in control. Maybe if Kevin had a podcast show and Graham was being interviewed by him, you’d realize graham is just as humble

I like that Meet Kevin gives analysis on his videos. I have learned alot from his channel.
I have two businesses and some days complain I’m always working but when I take a day off if I don’t have a plan then I think about getting work done. Some people just find fulfillment in having purpose and in accomplishments. These are the people that work for themselves. I know people who have no problem sitting around watching TV all day. That would drive me insane.
