Reduced to $10,518,000. Still about 6.5 too much. Great neighbourhood, decent view, but tiny (albeit, nicely finished) house. Doesn't even have a damn garage, never mind a gym, home theatre or pool, which is something I'd expect for $10M. That, plus a nice chunk of land. $10.5M gets you a huge waterfront estate on Vancouver Island.

$4million tops. and thats because of the location. I'm from NYC I've seen my fare share of 10M + properties and I'm sorry to say is 7M overpriced. will be on the market for a lonnnngg time .PS even your switches and outlet covers are the $1 kind not even the decora. SMH
