Tip for bidders: you can use kadaster.nl and for 3 EUR request recent sell prices for properties per zip index, then cross check it with Funda's sold listings which display asking prices to understand how much to put in your offer.
Good to also note, the overbidding part is only for certain (the most common) apartments. Generally couples apartments. When viewing bigger ones in the range of 650K and up then underbidding works quite well. Had three viewings before deciding on which one to get and 2 out the 3 we bid on were willing to go down 10-15% under asking. These were all inside "the ring" and in great shape, so not talking about dumps. Another tip is that you can actually find out what apartments sold for if you go to kadaster.nl/winkel so you get a better idea of pricing in the area

Wow... those big windows... This is something which I love about Dutch design. I think they do appreciate the Northern climates, and make their windows as big as possible... So much light.

Ah such a cute very Amsterdammer apartment. We just put our first bid down today but looking for 2-3 bedrooms more in the outskirts or North. Dreaming about those cute lil apartments in the centre but it's not so practical/in our price range. Congrats!

Who did you connect with for a technical inspection? 2. The contracts and all documentation is in Dutch, how did you manage all of that without an agent?

Looks like we’d need an Amsterdam residence / address in the early stages, so I’m curious how you handled that aspect while searching for a place to buy. Had you already been living in Amsterdam for some time before buying?
I would like to buy an house in Almere, Hilversum or nearby. Could you please confirm if it's mandatory in NL to renew the foundations of the houses every 45 years?
hi! did you needed to have your finances pre-approved by the bank? Is this about the financial clause? That in the case you dont get the hypoteek from the bank , you can ask another 2 banks and you have a certain time to do it. If you dont have the clause, you might get a fine of 10% of the hypoteek. is that it?
