An "almost 4 mile perimeter" is going to be "almost 640 acres"... not 384. And $3000 (actually, $2935) per acre for unimproved hunting land is not much of a deal, not even in Texas. Someone bought it... but I'll bet it was for a hell of a lot less.
Hey there! Thanks for chiming in! This ranch sold almost two years ago for list price! The biggest things this property had going for it where it's location, only 15 minutes from town, and the game. They produced 35 inch plus axis on a regular basis. The price didn't bother the new buyers much due to those two reasons.

And just a side note. Fences, water wells, fire breaks and probably electricity, it all comes at a premium these days.

Yessir, I completely agree. Rocksprings is definitely one of a kind! It’s unfortunate that the prices keep going up and up out there.
