I have a home being built here!!!! So excited . DR Horton has been great. If you are building they pay for a realtor of your choosing to represent you. Also have no problem with you getting 3rd party inspections for foundation, pre-drywall , post drywall.
I live in watercrest. Here are some of my thoughts: Pros: one of very few, if any, nice wide sidewalks throughout entire neighborhood, draws people together. Nice wide roads, fantastic master plan, (closet to 900 homes). People who bought homes 2018-2020 saw an increase in value of about 150% between 2020 and 2021, likely the largest growth in value in all of Montgomery County, properties. Cons: HOA, currently $1040 per year, (but less than many other communities of this caliber. Mud tax goes up with tax increases. DR Horton homes, while nicely thought out weren't built with the care or precision of a custom home.

Our criteria was not too many trees (yet), sidewalks throughout the neighborhood, a good master plan and a nearby pool. This was the only area with everything we wanted, plus 2 pools and a boat ramp and more.
Looking to buy a home at water crest as a vacation home. I’m from California, there’s one available under 300k. How’s the neighborhood? Is it safe? What’s the ethnicity of the people that live in that area?
Just saw this. I guess Ill have to tell my clients who are moving in this month that both of their just built houses aren't really $375k like the contract says. My other client who just bought a resale home for a little under $300k will have to go give the seller more money because an internet guy said nothing cost that little.
