Hi Sir Jay, when negotiating a price with a bank, should you tell them the reason why you went with your price? Should you say na 'o this is far from schools, nobody has taken notice of this since time immemorial, etc etc' or the bank doesn't care? Thank you very much and more power!
Yes, you should justify a low offer with reasons, although I believe the best chance for them to actually take notice is for properties that have remained unsold for a long time. For newly listed properties, even if you listed very convincing reasons for a low offer, I noticed they would just wait and see (probably because the property still has a high book value) if others would be interested.

Hi Summer, with regard to real estate, of course, Rich Dad Poor Dad and other books by Robert Kiyosaki (Cashflow Quadrant, ABC's of real estate investing, and another book where Dolf De Roos was a co-author). and Think Rich Pinoy. Riches in Foreclosures was also okay even if the author became a "fallen guru". Other books (not necessarily real estate) would be Simplify by Bo Sanchez, Richest Man in Babylon, 7 Habits of Highly Effective People, First Things First, and The 4-Hour Work Week. These are at the top of my mind but there are a lot more (books by Malcolm Gladwell, the book "Ask", "Launch", books of T. Harv Eker, Pat Flynn, etc... marami pa sobra).

Hi Deeas, if you are based overseas, getting the services of a licensed real estate appraiser would be a good option. Speaking of appraisers, my wife mentioned that real estate appraiser associations are building an app with a database of market values, although she's not sure if it will be made publicly accessible, or limited only to real estate appraisers within their association. There haven't been any recent updates so I really don't know what happened to that project, sorry.

For example, yung mga katabi/kamukha sa isang village ay kakabenta lang sa presyong Php2M, tapos may nabili kayo na Php1.5M sa loob din nung village (dapat kamukha and same size), pwede kayo mag mark-up para ang selling price niyo ay Php2M din. By the way, pag hindi niyo na i-re-renovate, bawasan niyo yung selling price para may pang renovate yung bibili sa inyo.

Wala nga lang nakasulat kung pwede sa properties under negotiated sale. Naka receive na po ba kayo ng Invitation to Purchase (ITP) from Pag-IBIG? Eto po yung details na nasa Pag-IBIG circular 428: IV. DIRECT PURCHASE FOR OCCUPIED UNITS 1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant. 2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later. 3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him.
