    VERY easy...call your local Department of Aging, let them know how many beds you are licensed for, and you won’t need marketing because they usually have a waiting list. I’m in Mississippi, it’s been effective for me here.

    These places are all about money. I was a short term resident in an assisted living facility and all they could do was maximize the monthly rent and lower costs even when feeding seniors who should get nutritious meals.

    I love the assisted living residence model. However, what type of resident do you accept? I suppose the resident is suffering from the effects of old age to some degree, such as short-term memory loss, or impaired motor skills. What are your criteria for selecting residents? Would it include people with dementia? Incontinence? chronic disease such as diabetes, renal failure, etc? Again, I suppose you would have to charge more for persons with extra care needs, such as those who are frequent fall/injury risks and need a nurse/CMA/etc to be constantly on alert? Forgive all the questions, but this is definitely not a low barrier to entry business. There are lots of moving parts to this, besides liability and retrofitting the house for senior safety. In Kansas there are 119 pages of regulations to comply with for the operator of assisted living facility/home.

      Yes. It's certainly not a strategy to brush off, especially early on in filling out the beds.

    I am confused how you come up with a 50k a year referral fee. If your average stay is 2.5 years than after your first year you would only have 4 vacancies per year?

    Can you just hire a nurse and CNA's and not have to be one yourself to open up a RAL?

      You'd still have to be licensed with state and comply with all the regs. As manager you would be responsible. Also, you are subject to regular site visits, investigations, etc., to make sure you're in compliance with regs, not abusing your resident who constantly falls and hurts herself, etc. sounds like a nightmare. I guess $4000/month in rent from grandma or her family is worth it.

    You can't speak for all placement agencies i actually own one my company is fairly new we only charge the facilities 50% of first and second months rent and the families are top priority.
