It is sad to see the Beach Plaza/Phillips House Hotel coming down. In the 1980s we celebrated our anniversaries there, and when we lived Pocomoke City in the 90’s our kids regularly used the downstairs bathrooms. A friend of a friend ran the basement gift shop, and patting the heads of lion statues on the boardwalk in front of the hotel was a regular part of our visits. I spent many hours relaxing in hotel’s rocking chairs up on the veranda. We have been visiting OCMD since the mid 1970s, and so much of the places we used to enjoy are gone. We especially miss the shade trees that were lined up along the side of the northern train station. Sitting there with our young kids relaxing in the shade is one of the many happy memories that future generations will never get to experience!
It is sad....some things I always remmeber seeing when we first started coming here for vacation, just like you did. My father in law still describes how it was all sand dunes from the end of the boardwalk tot he Carousel Hotel!
You mentioned the Irene hotel. It's not a hotel. It's a condo building that was built in 1973. My parents bought one of the first units number 1207 for $55K - 3 bedroom end unit. Had great times there. I was 14 when they bought it and I am now 64 years old. Wow how time fly's by.
I'll bet you ran into some of my sibs who moved there in 78. They all worked at various eateries around town and played around town too. The Turtle was always the parents' hangout too.
I remember staying in a beautiful end unit rental at the Irene in the early 80s. Was definitely up there on the floors! I was running up and down the stairway to get in shape. 😆 Looking at the building from Coastal Hwy, it was way up on the right. Loved that place. Porches on the ocean and streetside. Years later I worked at Old Time Photos on the boardwalk and the bookstore over in the Gold Coast Mall. 🫶🏻 Wonderful memories.
I remember that condo it was different from all the other.we stayed on 129th St but rode our bikes to which we called condo row.lol swam in all the pools even you didn’t stay there they didn’t care.we are talking 1970’s here people minded their own business.
Because of you, I found out that my apt complex was for sale just before the sign went up. So now I watch your videos so I can know if and when it's sold. Thanks for all you and your wife do to keep us informed.
Dad grew up and was educated in Baltimore County. He told us he had to take a boat in the 1940's to go to Ocean City! No bay bridge back then! He said you could make bon-fires on the beach back in the day! Ocean City has changed a lot! I believe the Irish Pub on tbe Boardwalk was there back in the 1940's! 🍺🍻🍺🇨🇮🇨🇮🇨🇮☘️☘️☘️

The old Roses footprint is going to be the new Acme Supermarket. That entire shopping plaza property is going to be redeveloped into a townhouse community.
I'm so old as a kid my grandmother we would stay at the Rideau Hotel when men and even boys (yes) had to wear a tie and even a jacket. If you paid extra they would deliver your lunch on the beach. Drank my first ice coffee in the hotel restaurant 1965 ...

Western Marylander! Baby Boomer ! As a child we spent many family vacations on Ocean City around 13th Street Ocean Terrace Apts. As we got older we preferred camping in a re- coverted 1958 school bus my Aunt abdcUncle owned! We called it the Winna- begger! Very sturdy, bed bunks in back , kitchen with stove and ice box refrigerator and curtains and 2 long bed/ sofas! On Assateague Island State seashore and National Park! We stayed at the State park ! As an adult , I enjoyed staying at the Holland House B& B in Berlin, MD where the movie Runaway Bride was filmed! As I walked past a church in Beelin, I noticed a graveyard in front of the church. A gravestone bore the name Indiana Jones! The minister informed me that Indiana was a woman! Lot of of good memories of vacations on the Eastern shore! I love the ocean but I definitely would miss our beautiful Appalachian mountains and the Allegheny Great Passage bike path! You can ride from Pittsburgh to Cumberland then get right on the C&O Canal , ride past Harpers Ferry,WV along the Potomac river to Washington ,DC !
That is some really bad design on those townhouses!! Some of those units get NO light because they're so close together. I wouldn't want to own one. And you're right about the garages! Seems like there are a lot more parking lots in OC now.
This video popped up in my feed seemingly apropos of nothing… I was just telling someone I needed to go back home for a visit; I live right over the bridge yet it’s been at least 15 years since I’ve seen my hometown, and I’ve always wondered how many of the family businesses, their kids with whom I grew up, disappeared to condos and corporate. So grateful to have stumbled upon your video - it certainly hitting me in the feels. The mix of familiarity with stabs of dismay noticing the changes, but I can’t help my wistful smile - every last square foot of OC has some sort of memory or story. 🤗 Edit: typonese
Come back and visit! You'll be surprised how much is still the same. Although some older business owners have passed away, family members have kept it going. OC Council has done a great job keeping corporate businesses out of OC. The only corporate change is in some hotels. Operating costs are so high they are chosing to sell and corporate hotels are buying them. But everything else is still very much family owned. I'm so happy you found my video!
Don't know if you mentioned this ( I missed it if you did) but I saw that Rosenfeld's Jewish Deli is moving into where Schmagel's Bagels is on 82nd St. Staying in OC! That's good news!!
Yeah thanks! Also the townhouse/condos are also weirdly designed. The ones that are bayside(70th). One cannot tell from the outside where each unit begins and ends. Check it out you will know what I am referring to. I haven’t taken the time to actually walk across the street, but I see them from my window. That’s what you were talking about the ones uptown.

OCMD just feels less and less “beachy” We go often cause MIL bought and remodeled a condo over the last 6 yrs and we love it. But we’ve also started vacationing in Virginia Beach with friends
I don’t think most people will care that the town houses are very close to the road. I’m sure most will be bought as an investment. They have a place in Ocean City will be all that matters. Aw, the Maridel... memories that I cannot expound upon or that have clouded through the mists of time, but I do remember drinking MD 20/20 for the first time and saying, "Is that it?" and being the last man standing. (Also, and by pure coincidence, running into an adorable - aka "smokin' hot" - girl from work staying at the same place - with her boyfriend 😢)
Merry Christmas to all. With all those Luxury Townhomes going up, ocean City must expect a population boom. I don’t think that many folks live down there to make all of them worthwhile. If they plan on folks renting them for summer vacation, the prices will be to high for most folks pocketbooks.
I have a feeling those units will be summer homes and not a lot of full time residents. Although they've been working on trying to make OC a year round vacation spot, so maybe more full time jobs? Merry Christmas to you as well!
Wondering about Squarez Pizza @130th. They published winter hours but I've been there on a number of occasions when they were supposed to be open and they have been closed.
The old Phillips downtown location has been redeveloped into seasonal housing. The east side of the shopping center just north of it will be rezoned for residential.
Damn, doing the Shrimp Boat bad JB. $2 crabs is great. You'll get a couple not up to par, but for the most part, those crabs have good meat. Give it a try people. You won't be disappointed.
I wouldn't doubt that the summer started slower than usual due to the usually mid-June airshow moved to August. 2025 will be back to mid-June. Also- beware of that Sbux drive-thru (next to Hoopers). Once you get in line, you're stuck till you exit. Spent a full 60 minutes stuck back there one day waiting and waiting and waiting...
The building which houses Whiskers, Cha- Cha, Leon’s is not for sale. The business is for sale. Whiskers leases the space which is within the Food Lion Mall.
Here is the answer: The business is offered for sale with fixtures listed, asking price is $435K. If you succeed in buying the business then you have to pay rent to the owner of the shopping center- $4820 per month. Tenant pays gas and electric.
yeppp,,,they say lots of room to get in garage,yes cain woods is allready complaining about other cars and guest parking in the neighborhood,not to mention ALOTof traffic coming from rt 54 developing in del,rt 54 is being developed heavily all the way to rt113.Farms are selling out and you guest it,houses galore,in summer they all head to beach,on yepp rt 54 and need parking in the north end,nobody wants to walk 2 steps so they want to be at coastal hwy to cross,close as they can,so OVERLOAD IS COMING,not to mention the 4th of july on a hot holiday.BIG changes every year,cant stop progress,and del is still going to do bridges on rt54 in the near future,so we'll see .🏖🎄🎄

Lots of people are going to Airbnb's.....even renting in ocean pines. We like school getting out late, because they go back later and we get a few weeks to ourselves when the tourists leave. I didn't think we would like it at first, but it's awesome.
North OC townhomes are crazy close. I guess the garage will be used for storage and not vehicles.. Not for me. I'm sure they will sell because its a beach town.
Oh absolutely! They will sell fast. Off subject, but I was casting today with the underwater camera, it's awkward for sure but I'll be able to use it surf fishing in the spring.
They say there's going to be one. And an apartment complex next to it, but I'll believe it when I see it. It's supposed to be across the street by the McDonalds and Aldi.
@maus92 they've been saying it for years. I never believe it until they start building. Classic example is Margaritaville. All the hype and it never happened.
Well I worked in OC building townhouses, condos, single family homes in the 80s & 90s for over 15 years and I have never seen the resort's economy in such deplorable shape. Vacancies and abandonment everywhere, unsold real estate, Beach Plaza, former Phillips restaurants - (all locations; 144th St., downtown, & 21st street). One can easily see that it is an another American story of a town in decline. And you have captured most all of it in your most recent video. Next you see Trimper's Amusement's evaporation, just wait and see. The handwriting is on the wall.
I'm sorry, but I couldn't disagree more. Every building up for sale will be sold or leased. Real estate is still selling fast, all those new townhouses will be sold quickly. OC every year generates more revenue than the previous year and old hotels are being torn down for more modern hotels. And for abandonment everywhere....I can't think of a single abandoned building that isn't scheduled to be demo'd for new construction.
I did not make the video. The video shows the facts as to what has happened since his last visit. Demolitions include; Alamo Hotel, Phillips, Beach Plaza, Roses, Captain's Galley - so many I cannot even mention - iconic businesses and industries. To ignore his video is to ignore reality, OC's economy is definitely hurting. At least his video is truthful, and not fabricated information.
Very different, but it also has that same nostolgic feel. I wasn't around in the 70's but from what I've heard from my inlaws and other people commenting....sounds like it was a pretty wild time.
The lineup for the Boardwalk Rock festival HAS been released. Def Leppard/Motley Crue are the Saturday headliners and Nickelback/Shinedown are the Sunday headliners. No Metallica.
I'm assuming your talking about the hotel/apartment building side by side, Beach Plaza hotel? It was supposed to be a Margaritaville Hotel, but the 2 developers died in a skiing accident. The other 2 brothers were taking over and changed plans to a smaller Margaritaville, but the Margaritaville brand said they couldn't use the name anymore because the new plans were too small. So now it's just sitting there, they are demolishing it soon. As of now, there aren't any new plans. I'm assuming it's going to be another hotel.
@ReelJayB well I heard most people were going to myrtle beach some friends told me cheaper to go i also had some friends drove down to spend the day they were tired needed A room the rooms were so expensive they slept in there car

The local residents don't like it in their neighborhoods so much, because of all the noise, ( mostly partying out of control people coming and going constantly, they would rather have permanent residents.) but the owners love it because of loopholes in taxes. So their trying to have ordinances where they can only have a few occupants per room, lol it's a mess!

Yeah! OC put up fences along Coastal Highway to stop j-walking, I"ve seen plenty of cars smash into the fences. With those houses so close, you'd think something would be done to prevent a car going into a house. Either way, I bet they are almost sold out.
It’s all about the most square footage and not aesthetic appeal. One good thing is that your neighbors house will shield yours from the blazing sun at times and at others make you feel like you’re living in a coffin
The town houses have no parking! The so called garages will barely fit a small car. 3-4 bedrooms and a loft, so where will all those cars park? Caine woods will be the new parking lot

Gotta disagree with you on that one. Hotel prices are very high, but housing prices aren't outrageous. Hotel prices will stay high as long as people still continue to.pay for them. This past year they realized they were too high. But food prices, restaurants, gas, etc aren't high.
once again Fountain Head CoA chases out another business. any business that trys to go in there needs to get something in the lease about any complaints from the HoA can be ignored

1000000% agree on Pier 23! We didn't like the food either. A music venue would be perfect. Great atmosphere for it too!
How did those movie theater townhomes pass zoning? I thought you need a minimum setback from the highway and the city sidewalk?
I have no idea! I thought so too. Especially for traffic accidents...I'd worry about a car coming into my livingroom!

Yeah. The summer started off VERY slow. There was hardly anyone here for memorial day weekend.
Merry Christmas to all. With all those Luxury Townhomes going up, ocean City must expect a population boom. I don’t think that many folks live down there to make all of them worthwhile. If they plan on folks renting them for summer vacation, the prices will be to high for most folks pocketbooks.
I have a feeling those units will be summer homes and not a lot of full time residents. Although they've been working on trying to make OC a year round vacation spot, so maybe more full time jobs? Merry Christmas to you as well!
Wondering about Squarez Pizza @130th. They published winter hours but I've been there on a number of occasions when they were supposed to be open and they have been closed.

The old Phillips downtown location has been redeveloped into seasonal housing. The east side of the shopping center just north of it will be rezoned for residential.
Damn, doing the Shrimp Boat bad JB. $2 crabs is great. You'll get a couple not up to par, but for the most part, those crabs have good meat. Give it a try people. You won't be disappointed.
Ive had them a few times and the prices aren't bad at all, but there's others I prefer more.
I wouldn't doubt that the summer started slower than usual due to the usually mid-June airshow moved to August. 2025 will be back to mid-June.
Also- beware of that Sbux drive-thru (next to Hoopers). Once you get in line, you're stuck till you exit. Spent a full 60 minutes stuck back there one day waiting and waiting and waiting...

yeppp,,,they say lots of room to get in garage,yes cain woods is allready complaining about other cars and guest parking in the neighborhood,not to mention ALOTof traffic coming from rt 54 developing in del,rt 54 is being developed heavily all the way to rt113.Farms are selling out and you guest it,houses galore,in summer they all head to beach,on yepp rt 54 and need parking in the north end,nobody wants to walk 2 steps so they want to be at coastal hwy to cross,close as they can,so OVERLOAD IS COMING,not to mention the 4th of july on a hot holiday.BIG changes every year,cant stop progress,and del is still going to do bridges on rt54 in the near future,so we'll see .🏖🎄🎄

Lots of people are going to Airbnb's.....even renting in ocean pines. We like school getting out late, because they go back later and we get a few weeks to ourselves when the tourists leave. I didn't think we would like it at first, but it's awesome.
The problem with low-cost rentals is it brings in troublesome visitors. The Delaware resorts figured that out and solved the issue by pricing higher.

Well I worked in OC building townhouses, condos, single family homes in the 80s & 90s for over 15 years and I have never seen the resort's economy in such deplorable shape. Vacancies and abandonment everywhere, unsold real estate, Beach Plaza, former Phillips restaurants - (all locations; 144th St., downtown, & 21st street). One can easily see that it is an another American story of a town in decline. And you have captured most all of it in your most recent video. Next you see Trimper's Amusement's evaporation, just wait and see. The handwriting is on the wall.
I'm sorry, but I couldn't disagree more. Every building up for sale will be sold or leased. Real estate is still selling fast, all those new townhouses will be sold quickly. OC every year generates more revenue than the previous year and old hotels are being torn down for more modern hotels. And for abandonment everywhere....I can't think of a single abandoned building that isn't scheduled to be demo'd for new construction.
I did not make the video. The video shows the facts as to what has happened since his last visit. Demolitions include; Alamo Hotel, Phillips, Beach Plaza, Roses, Captain's Galley - so many I cannot even mention - iconic businesses and industries. To ignore his video is to ignore reality, OC's economy is definitely hurting. At least his video is truthful, and not fabricated information.

The lineup for the Boardwalk Rock festival HAS been released. Def Leppard/Motley Crue are the Saturday headliners and Nickelback/Shinedown are the Sunday headliners. No Metallica.

I'm assuming your talking about the hotel/apartment building side by side, Beach Plaza hotel? It was supposed to be a Margaritaville Hotel, but the 2 developers died in a skiing accident. The other 2 brothers were taking over and changed plans to a smaller Margaritaville, but the Margaritaville brand said they couldn't use the name anymore because the new plans were too small. So now it's just sitting there, they are demolishing it soon. As of now, there aren't any new plans. I'm assuming it's going to be another hotel.

The local residents don't like it in their neighborhoods so much, because of all the noise, ( mostly partying out of control people coming and going constantly, they would rather have permanent residents.) but the owners love it because of loopholes in taxes. So their trying to have ordinances where they can only have a few occupants per room, lol it's a mess!

Who on earth let those developers place those condos so close to the road??? If a car veers off, it can run right into one of them, not to mention they just look ridiculusly out of place. Someone had their palms greased on that one!
Yeah! OC put up fences along Coastal Highway to stop j-walking, I"ve seen plenty of cars smash into the fences. With those houses so close, you'd think something would be done to prevent a car going into a house. Either way, I bet they are almost sold out.
It’s all about the most square footage and not aesthetic appeal. One good thing is that your neighbors house will shield yours from the blazing sun at times and at others make you feel like you’re living in a coffin

The town houses have no parking! The so called garages will barely fit a small car. 3-4 bedrooms and a loft, so where will all those cars park? Caine woods will be the new parking lot

The townhouses not only are packed in but they are also ugly. They don't match the surrounding area at all.

Gotta disagree with you on that one. Hotel prices are very high, but housing prices aren't outrageous. Hotel prices will stay high as long as people still continue to.pay for them. This past year they realized they were too high. But food prices, restaurants, gas, etc aren't high.
once again Fountain Head CoA chases out another business. any business that trys to go in there needs to get something in the lease about any complaints from the HoA can be ignored
Jungle Bar was there for a long time, for as long as I can remember. Not sure why they decided not to renew his lease.
