Totally disagree! I love in Tennessee and Pigeon Forge and Gatlinburg has never been more packed. There's car from every state and it's bumper to bumper. Traveled to Charleston SC five times in the last several months and it's the same. People don't vacation during a recession and they sure don't in a depression.

Back in December I had stayed in South Beach Miami for a night before hitting a cruise ship. Really cool place, loved the art deco buildings. I stayed at older art deco hotel. Nearby they all have cheap condo units for sell in art deco buildings with a pricy HOA assessments. Dig further and it's all this special assessments to repair these buildings now that they are under the microscope. Decades and generations of lax maintenance standards and now the current owners are getting hit up for major repairs that should have been done 50 years ago.

The good news of the week is that Dan's son graduated college.
Preparing for Black Swan events.
By definition, a black swan event is sudden and unpredictable.
How you prepare:
1. you think in layering protections in your life.
If you have food, water, warm blankets at home and in the car, when there is a bombing at the Boston Marathon and the police lock down your part of the city, you are only inconvenienced. When the police announced a shutdown, I actually laughed. Virtually no one, including the police had more than a sandwich or one meal available.
If you follow Dan's suggestions like having emergency cash at home, when the credit card machines are down or your bank closes for a few days, you are ok.
2. Now for the hard part.
Most car radiators are rated for 10 years, washing machine hoses are rated for 5 years, people get water leaks that can cost thousands (like me and separately, my brother), catlytic converters are being stolen and they are expensive.
What do you do?
You create and maintain records:
1. the car repairs. If there are converters being stolen, you research on your computer instead of posting on Facebook what you ate for breakfast. You paint the converter with an orange high temperature paint and the meth addict won't take it because he doesn't want to explain why he has it.
You schedule the radiator service. This is how you stretch the ten year average life to 17 years.
2. you pay attention to the environmental discounts offered by the power, gas and water companies. It was a pain this last week to install the $250 water device plus tax and shipping. However, by the time I was done with the giveups, it cost me $6 plus taxes. No more leaks (the device was not available years earlier when a pipe leaked causing thousands in damages).
3. Randomly, you look at the devices you rely upon, and research. Washing machine hoses are supposed to last 5 years. Goodness! I didn't know that. Mine had lasted 13. Replaced. No danger of water leaks. The last owner had not properly vented the water heater which was enclosed outdoors - done. Improperly vented dryers are a major source of home fires. Took a while, but a new line was made to the outside. Husband and wife on the next block were killed in 2023 by a house fire - no smoke detector. Yesterday, the construction equipment on the site of the former house. It caused me to upgrade the fire extinguishers I already had and to check the smoke detectors.

On the dryer- get one of those dryer vent cleaning kits from the big box store(we found ours at Lowe’s) and clean the whole vent, from dryer to outside, for about 25 bucks! It’s house insurance! Especially if you just bought a house from someone else. Dryer sheets make lint sticky, and it doesnt go out like it should. Dryers were invented way before the sheets, so this wasnt thought of. All you need to use it is a drill(battery powered or corded)
Remember medical supplies and protective devices

My father told me this all the time. People need eat, sleep and keep warm. I own a restaurant and catering service for 35 years. I own my home and my vehicles and I have 10 nice rentals. I wish I had 50 rentals as soon as someone leaves it's rented the next day. I thought my catering would take a hit but I'm still busy as ever and I've raised my prices 3 dollars a plate. I live in the Midwest we haven't been hurt as bad. We weren't hurt that bad in 2008.

Great conversation...the 'Retail Apocalypse' is only accelerating here in San Diego, and Bob is spot on when he mentions all the horror add-ons that are now 'waking up' a lot of (initially) excited homeowners in Florida; I used to live in Boca, and the HOA fees, the hidden demonic assessments, the insurance debacle (you're lucky to get any), and the rising property taxes, especially after you purchase the property at the much higher price, oh boy...I can hear the screams outside from this Biden Commie Economy, and, since I talk to everyone (especially when shopping or Ubering), I can tell you that it's only getting worse here by the day. God help us, if Trump is not re-elected!

I have a small home in San Diego, 22yrs left on mortgage…do you think that the office space vacancy in the city/county & subsequent tax volume decline for the city/county will affect regular homeowners like me?
Meaning will the city try to squeeze us to make up for the lack of taxes generated by commercial building property taxes?
It’s not supposed to. California set up so that we’re not supposed to be affected by these other economic downturn you’re supposed to have your tax. I just think that they’re gonna mess with us in other ways like a per mile tax on gasoline and higher sales tax. Don’t worry about your home at this point.
