First remember this is a relationship, so expect to work at it.
1. Think about what you need in order to have a good working relationship. How will you spot that in a prospective builder?
2. Can you read plans? If not, how can you learn? These are the roadmap of your build so being able to read them will make life easier with a builder.
3. How involved do you want to be? From getting in amongst it and getting your hands dirty to just speaking with the builder once a fortnight.
4. Will you live in or move out? There are pro's and con's to both.
5. What reassurance do you need when checking out a builder? Be clear about what you're asking for.
6. How will you manage any additional work? There are always unforeseen work and costs, so how do you want to manage those with your builder?
7. How do you want to manage payment? Cash, staged payments, regular payments.
8. Define your timeline and how long you are prepared to go over. Will you add a penalty clause?
9. What is your resolution style? How will you manage moments of tension and disagreement?
10. Will you use the opportunity to make your home energy efficient?
