      Good to see you are still excited, Don. How long do you plan to stay on this trip?
      I and many others are surprised at the size and price of many of these but that is what the market is presently for newer units in the city.

    Hello my friend, this is a good informative video, and these look like nice apartments, but i have heard just how expensive Cebu has become to live in, and one would get far more for their money in other areas, and in particular where i live, but not many people want to live in Mindanao lol, thanks for sharing, have a good weekend...       I know there are several less expensive areas and cost is one very important element. Hope to check out a few other areas in the coming months also.

      I need to get out and look at some houses also. More space for the money usually. Security is my one concern and backup power.

    Thank you sir for your series of videos about condos, very useful and insightful indeed. I intend to get one in 3 to 5 years down the line. Grand Residences looks relaxing, but the streets surrounding that area is prone to heavy traffic many times of the day according to Waze. Do you have reviews on condos in the SRP area as I believe in a few years time, the traffic there will be more tolerable and it will have easy access to Mactan island and the airport as well with the planned 3rd bridge.

      I do have plans to visit the SRP area soon. That area is being built up and the roads are being improved and the 3rd bridge to Mactan is approved. Thanks for watching and commenting.

    Nice and new but like you I would severely miss a refegerator and stove!!!! I love my little induction plate and IR cooker to bake but its no true subsitute for a oven/stove! lol Thanks for sharing.

      I agree Thienmiller, I might not use the oven that much but I miss one. The alternatives just aren't the same.

      I like the off street quieter area and location. Most westerners would like more space and room to put a stove but many Asians are investing here also and they are used to using a hot plate to cook with.

      I liked the quiet area away from noise but most westerners want larger living areas with room for a stove also. I miss a stove. I have tried using the microwave a few times for things not meant for it and the results were not so good. LOL. I guess a good toaster oven type thing might handle a few things but the counter space is very limited also.

      have you tried the Nu wave oven type cooking device. i have seen some knock off devices like that there. its a big dome over the food. they are great to cook with and are good for people that cant eat fried food, like me lol. i have one in the states they are great but the dome cracks over time if its plastic

      I think I have seen that type unit being demonstrated in the malls. It is one option. Just a matter of learning how to use it.

      they are really very easy to use. doesnt dry out chicken like a grill does and you can do vegtables and meats all at once. I have one in the states and i love it, will be bringing mine there.

      . or pressure cooker . The Philippine way.

      Yes, it always comes down to the price. I will continue to rent for the foreseeable future as I hope to travel a bit also.

      I perfectly hear you about the interest of renting in the travelling perspective.
      Temperature is around 20°C by now. Hot weather is a bit late...but it is always a pleasure to have a walk in the historical districts of Paris. i love the middleAge and hausmanian architecture.tc

      Good point David. There is a question of whether a number of condos coming on the market will be greater than demand but it continues to be a rapidly growing city.

    Wonder what the rental would be for a one bedroom or a two bedroom?

      Rental prices often depend on how well they are furnished but I am guessing 1 bedroom would be in the 25-35,000 pesos/month because they seem to be on the small size. 2 bedroom maybe 35-45,000, depending on how motivated the owner is and how well it is furnished.

    I notice that there is no power outlet for the water heater, should you decide to install one. The last condo i rented in cebu had the outlet and the owner had a water heater installed for me in about an hour. I'm wondering what kind of busting into the wall would be required in this case to put a power source there.
    By comparison to a One Spatial Condominiums two bedroom in Iloilo, the price was around 3.2 million at 42 sq. meters.

      Most units like this run about 70 pesos/sq meter but I don't remember a number. One realtor told me it was up to the owner which sounds a bit strange.

    Yes they never pay much attention to kitchens and toilets and it´s a pity.

      The other thing I can not get a good answer to is why they don't insulate buildings. The government asks for advice on how to reduce electric costs so they don't have to build new power plants. That would be a good start.

      That´s a big problem and i see it the first time i look to a building. No windows have blinds and after that i can imagine all the rest, and you´re luck if you got one out of the sun, otherwise you got baked. Look what i do, not only me but every one here does the same in summer time: In the early morning we open all the windows, as the temperature is cool it will refresh the house inside,later on when temperature starts going up about sunrise we close all the windows and turn down the outside blinders. that way we save a lot of energy and feel much better inside. If i finally build my house in Mindanao it will be prepared to feel coll inside with nut much electricity spending, i will rise doble walls insulated in between as well as all windows and doors, during the day no one will be allowed to leave a door or window open. and so and so on. I´m not surprised people spend a lot of money on electricity bills

      exactly the cost of electricity there is double compared to the west and you could not live without using air-conditioning in those units you'll bake like bread I could not fathom who would chose to live there as i know most filipinos would willingly sell their farm just to live in those units.

      Some of these developments are much higher than others. Cebu City is rapidly growing with lots of foreign investment.

    As for me condo is not really a good investment as this will only allow you to stay around 50 or 60 years and after that it's no longer safe to live in the building due to integrity issue.

      Thanks for watching Nobert. I am very curious about the engineering information behind the statement that these buildings will have an integrity issue after 50-60 years. I have seen part of a commercial building fall down during construction in the USA. I am interested in the details here. Is it the type of cement, rebar, design, etc?

    Grand residences is like a semi-scam. Better not have this business at all. All processes and employees are BS who don't know anything about the business, day in and day out! Always a month of late replies, no notifications, delayed unit deliveries, contract trickeries, charges for late payments even though they're the ones causing the delays, etc. We knew the same thing happened to 2 more people. And we don't know how many more have actually experienced such things. All BS!

      Thank you. I actually own 2 studio units in tower 2 and they are both ready for occupancy. I just need to be updated how the construction for the rest of the amenities and even the how the inside of the building look like. I havent been back home since i purchase them last 2013. And your video is so helpful as I was able to see how it looks like now.

      They started building condos much smaller about 7-9 years ago here James apparently do "fit more people into the same space" is what I was told, with so many businesses and people moving to the city.

      There are some that actually have a couple of bunk beds and rent each bed out for about 4000/month. You many not know your roommates.
