I had my closing costs rolled into my mortage. Then my realtor and mortage broker negotiated by adding it to the price offeing for the house. Didn't need the 20% down, had to pay a PMI for the first 20%. So, it can be done. You don't need a whopping boatload of money up front. Things can be negotiated.

Real estate broker here: Does anyone remember what happened the LAST time the government decided to "help" folks buy homes that they could not afford? The resulting housing crash of 2006 caused a nationwide economic meltdown that, in many ways, was worse than the Great Depression. I PERSONALLY know desperate people who threw themselves off the Coronado Bay Bridge or hanged themselves in their garages. I had my closing costs rolled into my mortage. Then my realtor and mortage broker negotiated by adding it to the price offeing for the house. Didn't need the 20% down, had to pay a PMI for the first 20%. So, it can be done. You don't need a whopping boatload of money up front. Things can be negotiated.
