  • Tour this unit with me in the Pavilion Condo of Bucerias, no more than a 30 second walk to the beach!
    This condo comes with parking, storage, 2 bedrooms, 2 bathrooms and a spacious patio. The rooftop pool is an excellent place to enjoy sunset!

    What is the cost to purchase, HOA fees, taxes, insurance and utilities?

      The price on a unit like this can range from the high 400s to mid 500s, average HOA fees are approx $400 USD/mo, taxes are incredibly low ( approx $100 per every $100,000 in property value). Utilities greatly range on usage as does insurance package vary. Feel free to send me an email at ann@mexhome.com and I’d be happy to provide more detail.       In the current market, units in this building are around the mid to low 500s. (USD)

      @@StrangesandCo$500k and you can barely see the ocean? Jeez. Mexico is just as bad as the US and Canada. Who is buying this stuff? This would be a $275-325k condo just 2 years ago basically…

      @@RC94332 Its a mix of buyers from Canada, US, Mexico and some from Europe. Yes, the prices have certainly increased, it’s largely due to supply + demand…and the famous saying ‘location, location, location’. You can still purchase a beautiful property in Bucerias for 250k USD but it won’t be steps to the beach. :)

    Was this for a short or long-term rental? Looking for a place to spend several weeks this winter, Jan-Feb.

      Not quite yet! I would suggest starting your search with the basics…AirBnB and VRBO. Also joining Facebook Groups like ‘Friends of Bucerias’ is very helpful. Just be weary of sending any funds to someone on Facebook for a rental if it’s not a verified source. I know it sounds obvious, but it happens! Good luck :)

      This is in the Golden Zone of Bucerias. It is currently not for rent as clients of mine purchased it for their personal use.

    My friend has a beautiful new 1BR/1BA apartment for rent in Puerto Vallarta. It is in a good neighborhood and a short walk to the beach. Th apartment has A/C and WiFi. 12,000. with contract.

    Do people realize they cannot just "move to MX". Unlike the US where people seem to just cross the boarder, MX, like most other countries, has requirements as to income/health status/net worth and various states of residency.

      I think there is something to be said to actively contributing to wherever you live in the world. Mexico does not have restrictions on who can purchase real estate, or who can move there. tThe only restriction is that if you are a foreigner purchasing in the Restricted Zones (50km from ocean or 100km from Border) you must own via a Bank Trust. Bank Trusts have annual fees, home ownership has responsibilities, and capital gains taxes are levied on the sale. However, if someone was looking to move to Mexico full-time, it would be a good idea to obtain permanent residency…especially if they wanted to work. You need residency or a visa for that, just as you would in any other country.

      No, this is in Bucerias, Nayarit, Mexico. About 25 minutes north of the Puerto Vallarta Airport.
