    Just saw the subscruber count for this channel and was totally shocked to see it in the low thousands. I thought it would be ten times that!       @@marthacrow4495 they are contracted to repair it. Work is supposed to start in September. I’m keeping my fingers crossed and my options open :)

    It might be interesting to have a video about how these apartments are legally structured. How are common area's maintained? Building updates and repairs? How are utilities and taxes treated. This was a great apt.

      It's very different in Italy the legality of buildings is nothing like the US it's all very iffy depending on where you are in Italy I'm guessing 😃

      You are correct it is complicated, sort of. That's why all of the legalities are left to a special lawyer called a Notaio. When you buy a house you must hire a Notaio and a Geometra. I lay all of this out in my book Italy is My Boyfriend. They can answer all of your questions and explain the details and legalities to the buyer.@@KathiKruse666

      It is still available. Full disclosure it has a lot of problems. The apartment above leaks. The owner would need to fix the roof/terrace on the roof, before I would advise moving on this apartment. It's a long term project. In the sense that the purchase is complicated because of the extensive water damage that needs to be addressed before any purchase is possible. I would email Federico about it. Just be aware the water damage may be a constant issue in the building. It's not insurmountable it is just a long haul. Thanks for watching.

    It's really charming and priced much better than the last few places you've toured. Love this one. Especially charming wood details in living area and kitchen. It would make a good lock & leave for someone.     Lovely apartment - it speaks to me and many others,
    Is it on the 1st floor?
    The water damage is a problem in that who will be responsible for fixing it? I’d have thought the owner of the apartment above would want to do so a) to be able to sell it and b) prevent further damage to it and the one below. Is there insurance on either property?? I totally agree with you- I’d only close on either property when the damage has been repaired fully. Thanks for taking us round. Ciao

    I've been looking for over a year, and there's always MORE than one thing that's a problem. No heat, damage, needs a roof, etc. So many houses need a lot of repairs.

    Remember that with roof damage, the tenant underneath is also responsible as well for any repairs and will have to contribute to the cost of any repairs. It’s a sliding scale so if you live in a three storied building the ground floor tenant will pay the least and as you go up to the first floor etc your quota will gradually increase and in the case of this apartment you might be liable for a third of the costs.
    It’s variable but in my experience it’s like this(I’ve flipped a few houses in Italy).
    My advice is to not get involved, or when in doubt just walk away as there may be a tacit agreement between the owners of both properties to shift the cost onto the new buyers.
    Always imagine the worst possible scenario because that’s usually how it works out.
    There are hundreds of good properties to choose from, so take your time and get the right one. What you thought was a dream could quickly turn into a nightmare.

      Federico said that the upper floor owner will pay the full amount for the big repairs. He owns the terrace that is where the water infiltration is. In Italy if you own the roof terrace and it leaks are you are responsible. Not the building owner, the apartment owner. Of course It is a case by case every case is different. In this case the owner of the upper apartment is going to fix the leak and the water damage in his apartment. Then if you buy the lower apartment, once the leak is fixed. Then you are responsible for repairing the water damage in your own space. So technically you are correct.     When you say an apartment I assume it would be like an HOA situation? Not quite sure how that works in Italy could you advise on that?

    if I was retired already I would book a flight today, but no, I have at least 5 years to go and even then my wife wants us to get a stand-alone home. But for me, this is almost my ideal. Guess Ill just keep dreaming for now and keep on learning Italian.

      Great question. A complicated question. The simplest answer is that they don't have the money. The more complicated issue is that there are big problems with the apt upstairs, water infiltration. That is the first thing that needs to be dealt with. That owner doesn't want to deal with it. Another part is that Italians own lots of property, it is handed down, it has to be by law. So this apartment is most likely not the first priority, so it falls into disrepair. It's sad.Italians don't buy or flip properties it's not a thing.... These neglected houses are all over Italy. That's why it's my mission to save these beautiful spaces.       I'm still thinking about that flat, too. It does have a good structure/layout already in place. I'm thinking of coming again soon, might make a detour. I hadn't been looking this far north of Rome, where I fly into, but it would be worth a look. @@AnnetteJosephstyle
