I'm an insurance agent. On a rental you buy landlord insurance instead of home owners insurance. Landlord insurance is not extra, it's in place of. It provides coverage just like a home owners insurance but provides that loss of rental income if there is a home claim

Hey Kris, i am living in Moldova, so our interest rates for banks are quite difference, they are between 8-10% from my calculations, this strategy is not profitable here. If we take a loan for 20-25 years the monthly mortgage barely is the same like a simple rent price, maybe even higher. Can you advise please?
