Since then i have been a passive listener and active investor. Brandons podcast are simply prolific. I would like to venture into Multi Family. Its time for Graduation :)) A decade of passive listening helped.
I found the opposite with including utilities. I can change more rent while including it all. The sell is to say "You don't have to worry about deposits etc." I do show the lower rent but I show the higher rents and what they include, from nothing included to fully furnished. This can only be done if you have historical data on the utilities.
Brandon really has the appeal of his personality. He makes real estate sound so simple and do-able.
