    I have started watching your videos recently and liked those very much. I am surprised that you have not talked about NGT rules for construction of house within 200 meters from Ganges. The National Green Tribunal has barred construction of any building in the vicinity of 200 metres along the banks of river Ganga in Uttarakhand. Plots you have shown in this videos are, for sure, within 200 meters. Even if these are slightly more than 200 meters, there is a possibility that people may get hurdle during construction due to that rule. Other houses in this row were constructed long back.
    Another risk I see that these plots being very close to river may get affected during flood; saw that during 2013 kedarnath flood.
    I request you to give information to viewers from that perspective also, otherwise it looks like a sales pitch. Thanks.

      @@OTAEXPERT1st property you have shown has road just adjacent to river so for sure it is within 200 meter.
      Also one more information was to be given to viewers that 2 properties you have shown after 1st one, has cremation ghat very near to those. That's why I said this video is totally promotional for the property dealer you mentioned and the trust on channel will go down if the information is biased. Sorry for being so blunt in my comment but I thought I should give this feedback to you.

      Dont u think rates are two high for open plot. And also roads in between both side houses not sufficent in future. Also the plots is less than 10 metre away from river.

    300 gaj x 40000₹ per gaj = 12000000 one crore twenty lakh + registry charge extra am I right or wrong ye plot toh builder ke liye suitable hai , 100 yards, 75 yards se shuru kijiye in low budget, if available... 👍👌🏻🚩🙏🚩

    I am not sure one can do construction in these plots which are on river bank. This law was not earlier but in today's times, no construction can be done alongside the river. Also, one can not avail home loans on these properties. We had great difficulty in selling one piece on land in shivalik nagar as there was no registry. We were fooled into buying it and had to sell it at less price than the one we bought it for.

      The main road is 200 mtr away from gangaji so you can do the construction also the loan facility is not there to buy a plot but you can avail for construction.

      @@OTAEXPERT Several years ago there was a project in Sturdia chemicals...that project was 300 metres away from Gangaji...the money stuck there is still not recovered. Now-a-days its very very hard to do any construction near and around Ganges. Also the price - Rs 40 thousand per square yards is very very expensive even on gangaji. Indian real estate market is already in bubble. I could have a sprawling 1 acre house in Newyork suburbs with a pool at that price.

    Sapna ji....Desh ki jarurat hai Affordable Housing and who will buy @40k psqyd and that too without mutation...Kya buyer white me lega 1.20 crore?? Koi Ddn ka.local to.kharch dega itna paisa but koi outsider 2nd home k liye itna q kharche ga. Pl show some affordable plots with natural.surroundings, as most of the potential buyers wud be employees and wud like to invest limited money for their retirement homes. Vlog is very nice n You hv very sweet n clear voice...Keep up.the gud job..🌹🙏

    प्लाट लोकेशन के साथ मार्केट वगैरह कितनी दूर है , जरूरी सामान कितनी दूर मिल जायेगा जरूर बतायें और नजदीकी रेलवे स्टेशन वैसे तो हरिद्वार ही होगा या श्रृषिकेश में भी स्टेशन है। आपका धन्यवाद।

    These land called as a visthapit land and given to those people who live in tihri .......I tried to purchase one of the plot but near by Ganga river. 2.5 beegha me plot banaye hai but road are not wide ..max 13 to 16 feet road.location are good and price was 8k/gaz. Plot size was 130 gaz. I think these are all agriculture land not for residential. Please show some residential plot which is neer by main road. 🙏

    Living near gangaji is lil bit terrifying...i don't know how to swim...during flood...but i think what could be more dharmik death than this..swarg to pakka hai..😊😊...every area has its own rule to purchase plot...in Mumbai its in gonta or square ft....but i think 300 gaj with 40000 per negotiable is not bad deal..as every area has its own rate...here municipality or cidco does the name transfer title clearance..but i think mere registration without mutation can be risky..that's why loan is not given from bank...😊😊

    Ma'am mere pas ek 3 sides wala plot hai Raiwala cantt area me...jiske teeno side badi roads hai (20 feet,20 feet and 15 feet )...aur ye plot Raiwal railway station se sirf 1.5 Kms hai....plot Ka size BHI bahut acha hai (62.5*36)......registry and mutation bhi hai . MATLAB aapko loan bhi mil jayega is land k against....sell karna hai...10000 per square feet....agar aap interested hain to mujhe contact kar sakte Hain 🙏

    Lovely video n presentation.
    I recently purchased land in New Delhi, near Najafgarh for 40000/- per sq yard + this is a land with registry. Sorry to say but the shown property is HIGHLY overpriced as it is nowhere more than 30000 per sq yard, that too when it is not a registered land.

    I have started watching your videos, mostly 90% i have watched your videos and contents but i would ask you one thing that why you haven't visited to 'Blue Jay hostel' in tapovan? 🤔 I have noticed that you have covered almost many hotels and hostels in rishikesh so why not you did not visit blue jay hostel as yet.. I really want you to visit the hostel and make a proper video of entire hostel as i am planning to come down rishikesh again! Last i visited in March 2021 so this time i am gonna stay in hostel only!
    I would suggest you to visit blue jay hostel and make a video on it asap because if you check on youtube there is no such video of blue jay hostel of any UA-camr so you might be the first one 😊😊
