    $197k net positive cashflow!!!! For a $2m property, that’s impressive. That’s a 10% yield which is higher than the average yield which is usually around 5.5 to 7.5%.
    $120k net cashflow after paying insurance, PM fees and interest in IO loans, is great!
    But how long does one stay on an IO loan? Surely, you have to come off it right?
    Keen to know more. Got 4 x IP, but looking at commercial for cashflow purposes.

      Great questions Ashman... I have refianced into new 5 years periods of IO many times.
      Commercial yields have been compressed in recent times - but they are still V GOOD.
      I actually prefer Unit Blocks at the moment - but lets chat if you like about options.

      @@RipehouseAdvisory mate, I don’t have anymore borrowing capacity left with me!!! Will have to wait a few more years for my servicing to get back up again. For the moment, I am doing some research to see what I need to be doing once I get some decent borrowing.
