    I like all the cabinets to be the same. I like vanilla . Not to personalized . The last home has a great floor plan but the 3 different flooring products carpet and two solid surfaces would drive me crazy . Can they do the same solid surface throughout?

    • @houstontexasliving33
      @houstontexasliving33  10 днів тому

      Your preference for a cohesive and uniform look is a great choice! Keeping all the cabinets the same and opting for consistent flooring can really tie a home together and create a clean, seamless aesthetic. Most builders allow customization, and it’s definitely worth asking if they can install the same solid surface flooring throughout the house. Many builders offer upgrade packages that replace carpets and mix-matched materials with a consistent option like luxury vinyl plank, tile, or hardwood.
      When it comes to cabinetry, many builders also provide options to simplify or customize finishes so they match throughout the home. You can work with the design team to achieve the “vanilla” style you love. It's timeless, easy to maintain, and provides a neutral base to make your home feel inviting.
      If you’re seriously considering the last home, bring this up with the builder or sales consultant-they’re usually willing to work with you to make the space feel just right! 😊

    When are the gonna start adding the option to include furniture in the mortgage. So the house will actually look like the model

    • @houstontexasliving33
      @houstontexasliving33  10 днів тому +1

      That’s such a great point! Many people fall in love with the model home because of the beautifully staged furniture and decor, only to realize it's not included. While some builders do offer furniture packages as an option, rolling that cost into the mortgage isn’t a widespread practice yet.
      It would definitely make sense, especially for first-time buyers or those upgrading to a larger home who might not have all the furniture they need. Maybe one day builders will catch on and make it a standard offering! Would you go for a furniture package option if it were available?

    Interesting to see building occurring in Conroe. We received notice that Conroe had put a moratorium on new construction due to an inability to provide ample water supply.
    This is a good sign that perhaps they’re listing the restrictions.
    Great community by the way

    • @houstontexasliving33
      @houstontexasliving33  10 днів тому

      That's a fascinating observation! Conroe's moratorium on new construction due to water supply issues made headlines, and it's possible they’ve made progress addressing those challenges. If building activity has resumed, it could signal improvements in infrastructure or resource management.
      Conroe has been rapidly growing, and it's a desirable area for many because of its proximity to The Woodlands and Lake Conroe. Watching how they balance growth with resource limitations will be key.
      Thanks for sharing this update-it’s great news for people considering Conroe as a potential new home location! Have you been keeping an eye on any particular communities in the area?

    • @RobZelinka
      @RobZelinka 9 днів тому

      @@houstontexasliving33 I live in the Woodlands Hills. We have friends who live in Grand Central Park. New builds are on hold here if they're on the Conroe side due to the water supply issue. If you're on the Willis side, you can continue building.
      Oddly, we have a Willis mailing address but everything here is managed from City of Conroe.

    I know some people don't wanna live out in the suburbs maybe you can do a video of cheaper priced developments in the Houston area like south by hobby airport and the north area inside the beltway

      Great idea! 😊 A lot of people are definitely leaning toward more affordable options closer to the city, and areas like south by Hobby and north inside the Beltway are definitely seeing some interesting new developments. We’ll definitely consider making a video on those more budget-friendly areas! Are you specifically looking for new builds or would you want to include resale homes as well? Let us know what you'd like to see in that video, so we can make it super helpful for you!

    Was it me but the single story kitchen, although pretty large, the wall oven and microwave at the end of the kitchen, just made it look like a poor design choice. Oven is "far away" from sink, cook top and fridge.

    • @houstontexasliving33
      @houstontexasliving33  10 днів тому

      You bring up a great point! In a kitchen, having appliances like the wall oven and microwave too far from key areas like the sink, cooktop, and fridge can impact functionality and workflow. Ideally, a kitchen's design should follow the "work triangle" principle, where the sink, stove, and fridge are positioned to minimize walking distance and maximize efficiency.
      If this particular layout feels off, it might be worth exploring homes with more centralized or better-integrated appliance placements. Your attention to detail is key when finding a home that fits your needs! What type of kitchen layout works best for you? 😊

    • @shoshanaassaraf6692
      @shoshanaassaraf6692 10 днів тому

      It's not "what type of kitchen layout" suits me, it's more the proper workflow. All kitchens should have a proper workflow and unfortunately, this one did not.

    Houston area is hitting with tornadoes.. really one needs tot think before moving here

    • @houstontexasliving33
      @houstontexasliving33  10 днів тому +2

      You're absolutely right-weather is an important factor to consider when relocating, especially to areas prone to severe weather like Houston. Tornadoes, hurricanes, and flooding are risks in the region, but with proper planning and precautions, many residents find ways to mitigate these concerns.
      If you're thinking about moving, it might help to focus on:
      - **Storm-resistant construction:** Some builders in Houston offer homes designed to withstand severe weather.
      - **Flood zones:** Check FEMA maps or consult local experts to choose a safer area.
      - **Insurance:** Ensure you have comprehensive coverage for hurricanes and floods.
      Despite the weather challenges, many find Houston’s opportunities and lifestyle worth it. What are your thoughts-are you weighing the risks against the benefits?
