At just twenty-seven years old, today's guest has built twenty-five homes, often making around a one-hundred percent return on his money, all without the hassle of the creaky floors, poor piping, and outdated electricals of old, “cash-flowing” rental properties. So, how is he doing it?
Donovan Adesoro bought his first duplex in 2020. He took advantage of a zero percent down loan program, allowing him house hack a new build for just $3,000 out of pocket. But once he saw how much equity he could make, he realized he had to do more. So, Donovan linked up with other investors, overseeing the new build process in exchange for capital to buy land. He then used the plots of land as collateral for his new construction loans, and within six months, Donovan was the proud owner of a brand new duplex with TONS of equity included.

We can see these transactions working 2 to 4 years ago but not in today's inflated market, with peak housing and building costs! However, because of the downturn in home prices in some areas of Arizona and Texas, we are starting to see a few deals available again.

Do you know if his construction costs were per unit or for the whole duplex? I've been trying to pencil numbers in my area and construction costs here may not make this strategy feasible. Thanks!

California Architect here - there is no such thing as a commercial building department vs residential building department. The building codes you use are governed by the use of the buildings which in this case are all 'R, Residential'. The CRC applies to everything from a single family home to a 100 unit building and it is the same building department looking at the drawings.

How are you getting away with your tax guy/ IRS not saying you’re a business now. I flip houses and used to be short term capital gains but ny tax guy says because I do it every year it has to be filed as regular income with self employment taxes? 😫😫
