The artificial landscape (including the nice lakes and 5 acres of land) alone is more than its $10M price tag. From that place, you could go to the coast, San Francisco... or majestic Yosemite in about 1.5 hours or so, depending on the traffic. Sacramento is, after all, the Capital of the 5th largest economy in the world, so at least you are in the middle of a very odd place with lots of goings-on around you .... with endless farmlands on the one side of you and endless coastal Pacific, from the border of Mexico to the border of Canada, on the other side of you.
