The correct price should be 1.8cr including 1 covered parking. There would be less natural light since the building is surrounded by Spencer Mall on East and B C Sen on South. The cost does not depend only on square foot and locality.It also depends if there are legal complications, free hold, tenancy rights, lease hold, right to common space, or only garage space etc. Many prime property in New Alipur is on land which belonged to the railways, so I don't know why this attempt to gloss over serious issues is being attempted.

This property is west facing with huge commercial buildings surrounding it from East and South. That’s why the property remained unsold. You are right in pointing out that properties in this locality get sold before the foundation is laid. I have a few properties in this area. All were bought much before construction commencement.
