    Your video is very informative, but I would never think of living in crazy California. The state is in the red, no wonder there are all kinds of restrictions...thank you so much.

    Good perspective. You are correct. There are no property rights anymore. Here in South Carolina you rent the land from the county, which they call taxes. If you dont pay the rent, umm "tax", they will take it and rent, um "tax" some one else for it.

    Great Video! Thank you very much. I have land now, but have been considering getting another property maybe as an additional bug out area, and I sure have not kept up with all the new rules and commissions, that I would have to deal with today. A real eye opener. Your land is outstanding, and has just about everything you would ever need.

    California is an expensive state, Oregon is in the same category. Lived in Oregon in the 1980's & the migration north was starting. Remember even if you are buying bug out land, check the taxes in that state/county. Most folks smart enough to consider living offgrid are looking for their last place of residence. How is your income going to be taxed? Will you be paying state&fed income tax, sales tax, property tax. Many states give ag land discounted rates according to size of property.

    Google Allodial title - Allodial title constitutes ownership of real property (land, buildings and fixtures) that is independent of any superior landlord. Allodial title is related to the concept of land held "in allodium", or land ownership by occupancy and defense of the land.

    'Bug Out Land' is going to mean different things to different people.
    A basic property for a major grid failure, or a pandemic, etc. may mean simply a place to remain, temporarily out of site .. until things settle down. So yea. JUST "bug out" land with maybe a yurt that blends into the forest greenery.
    That would mean NO ROAD IN, NO electric poles. No permanent structure... a true hide-a-way.
    Imperative would be a water source of some kind, and fire wood.
    Initially the goal would be to remain hidden... for a relatively short duration.
    If things go down BIG TIME.. there will be no computers, no mail, no one to send your taxes to.
    There are so many different scenarios. A total Grid Down = Basic survival...remain hidden from the masses. Cell reception and taxes just won't be an issue any more.
    When one studies Europe AFTER the Plague... the peasants became the new land owners by default... half the population was dead! That was truly apocalyptic.
    Long term survival likely meant depended on finding a like minded support group AFTER surviving the initial trauma. First things first.

    Being near a wildlife area is a huge benefit. My spot is not as secluded as I want but, it has plenty of wild areas near to it.

    I came very close to losing the property to the Cascade Fire I had to literally run for my life.

      A very good reason to be near a large body of water. Fire is a very real threat, as are mud slides and flash floods. Finding a safe local is no easy task.

    No problem. It's available to anyone. Let me say 1 more thing about it. This property is so remote the odds of hearing anyone else shooting their guns anywhere near this land is almost non-existent. If you want to be forgotten or bury something that you want to never be found (whether it be a strong box full of gold or a subterranean shelter) this is THE place. It does have great off grid resources with 300+ days of sunshine a year and enough of a breeze for a turbine or two. Just drop a well!

    Just get all the stuff you need ready (well,septic,container,ammo food),and when shtf you should start planting your garden asap and have enough food until you can harvest.

    WOW! What a eye opener. Very informative video U seem to live in a super expensive part of the U.S. the fee structure U quoted was off the chart I am lucky to live were I do .I built this place in 04 the fees here are less than a tenth of what U are paying good luck with your property very nice.

      Nah, there is other place outside the states that provide safety or at least no so much crime, heat, and chances to run in to wild life ,bears mountain lions snakes etc.

    It's wacked out anymore. I am making a big move soon, in order to get away but, there will always be things to deal with. I say go out and buy now if you can. Also, folks, get out of debt. I agree, buy what you may be stuck with for the rest of your life. I was able to sell my bug out spot near Lake Ontario and I am investing down south. I'll be posting soon if all goes well.

    I'm a realtor and the commission is negotiable here. 6% total is pretty typical, unless your land is only worth $10k.

      the new Version of Open Signal App. has coverage maps for all the Cell companies. which should help but I Liked the older version better. It's a free App.so try it.

    I left califoanstan more than 40 years ago. If you think califoanstan is bad try living in hawaii. I lived in hawaii for 15 years before i finally woke up and moved to Oregun. Arizona or Idaho is next on my list. Speaking of magazines i think ill pull out a few 40 rounders and maybe a 100 rounder for my m.g. Did i mention i live in Oregun? 5.56 is the sound of freedom

    Yep, even when you "buy" land you are only leasing it due to the modern Warranty deed vs the old Patent deed and no new patent deeds have been given out for eons and most of the old ones have been taken over and converted. Oh, remember the Randy Weaver incident years ago? His land was a patent deed but the govt got it and will convert (if it hasn't already) to a warranty deed. Difference between the two is a patent deed makes the land really yours and no taxes but a warranty deed belongs to the govt and if you don't pay the taxes or jump through the 3 ring circus of bureaucracy they will gladly remove that land from you via force.

      The Best Stooge Randy Weaver land has been sold and new owner leveled all buidings and blocked off the road. Govt., leaving no trace they slaughtered there.

    Great video; thank you! I am just in the process of buying a bug out land. But I would like to raise some animals on it. Any additional factors to consider for that?

      Coyote, Fox and Raccoons are my biggest problem for raising animals. I was considering a Chicken Tractor and Rabbit cages but I am not here on a regular basis to feed them. A Vegetable Garden would also be hard to manage. It all depends on the environment. The main thing is to be sure the County is not run by Democrats.

    the days of staking your land appear to be long gone.
    there was a time when the usa was the land of the free - its a damn shame.
    i agree - capitalising on a foreclosure seems the best deal.
    unfortunately thats the way life is.

    I have no, none, NADA, regulations. I can put a septic tank in or just an out house. I can drill a well or not. I can build my own house with my own hands using rough cut lumber that I cut. I can pump water from the stream or river. I caa

      ***** Sorry my batteries in my keyboard died in the middle of my typing and I had to go to the store to get more.
      I live in Chile, South America. I grew up in South Carolina and packed up my family and left there in 2013.
      I live in the campo or country side of Chile in the South of Chile where it is cool in the 70s and very green. There is little to no government intrusion in the campo. You build, cut, burn, dig, and about anything else you can ever imagine with out permits. As a matter of fact I can not think of any permits I would need to apply for other than residency because there is no one to apply to!
      Now that is not to say that you can get away with gross infractions like massive contamination or breaking the law, but it does follow the common sense rule that if you keep to yourself and do not harm others or their property then you are pretty much OK. Now if you live in the city you will have to play all the games you are talking about.
      I guess you could say that it is FREE living here. Like the former USA used to be.

      @@Ebiczebulanious Well, we currently have a Republican President and my taxes went up, while our country's fiscal stability has slipped.
      For quite a while now Republicans have CLEARLY been the Big Spenders, driving up the deficit...while obscenely lining their own pockets.
      Republican policy is killing the middle class. DeVos is just one of many Republican predators who are currently turning the Washington Swamp... into an open cesspool.
      I'm in a Republucan state and the regulations and restrictions are killing me. Just sharing my own experience.
      Corporate CEO's ... who feed the Republican coffers, are delighted with the current situation... while the common man waits, pathetically, for a few pennies to trickle down.... IF they're lucky.
      I WAS a Republican... until I finally realized how badly they've been screwing the little guy over.
      Sorry for the rant but I've been watching my hard working adult children doing everything right, struggling, and getting nowhere. Greed is just so ugly.

    I would love to get some goats but they would have to be fenced in a lot better than what I have now. Also my neighbor lost 2 goats and a sheep this year to Coyotes.

    I've got perfect land for sale. No one around for miles, low taxes (less than $100/year for 40 acres), residential water rights (drilling a well OK), owner finance 40 acres with 20% down. Only $500/acre. This is way off the grid land that no one will try to compete for during the collapse because it's so far from civilization. But, if you can get a well on it beforehand, you're set for the rest of your life. Contact me.
