Beautiful home. The only part that made me sad was the primary room closet. It seemed small and the wire racks lose the luxury feel to me.
The primary bedroom features 2 walk-in closets but due to limited filming the 2nd closet was unable to be filmed.

Looks like every other "Luxury" Home in the Metro Atlanta area and I'm sure the HOA is ridiculous and paying that for 30 years, i could have purchase another Home! You have great detailed videos though! 💯

Not bad, but I must say that it seems that the homes in Georgia, even the new builds are a little dated. The style has not evolved since the early 2000's. The developers should look at what's being built in Tennessee. Especially since they are asking for so much more for their properties. My friend bought a house in Livonia in 2004 for $375k and it looks exactly the same. Just half of the land. So how do they justify the additional 1.5 million?
This is a 2008 build, so it is pretty much from the same era as your friends home. This home is also on 3.3 ACRES in one of the most highly sough out locations of the Atlanta Metro area. In addition, it's very important to know, understand, and keep in mind that the 2004 market is considerably different than today's 2024 market (20 years later). And let's not forget to even consider that 2004 was BEFORE the real estate market crash of 2008. Lastly, you're comparing Tennessee to Georgia. In real estate you have to compare apples to apples. This is why people have PREFERENCE over WHERE they live- pricing is different in different areas! There are far too many variables that you are omitting in your comparison. I'm sure your friend's home is worth far more today than it was in 2004. That's the value in buying property- building EQUITY over time. That's how real estate works 😊.
@@RealPropertyTours4K Hi. You are right in certain regards. My friend's property is now worth about $800k, so he definitely has seen very good increase. But Livonia is in fact a very good area as well. He has just over 1 acres. I'm still not seeing the additional $1.175 million. As an economist, I certainly understand appreciations and market fluctuations. And I also understand price gouging and financial greed. If this home sells for more than $ 1.3 million I would be surprised. And that's because of the land and area. It needs about 1 million in upgrades Let us know how it goes please. Very good video though. My opinion on the price is certainly not a reflection of the quality of your work
