Is that the Coldwater in the background where you are spraying corn? It looks to be at the the top of it bank. That was a good idea to run that strip til implement before you planted that cotton in the corn stalks.
For the deer get lion or wulf urine or poop from a zoo. Hang it in mesh net bags in the treeline . That will help to scare the deer away as they will smell predators.
The reason for regrowth on cotton vs soybeans is because the growth node (or growing point) is much lower on the cotton stem compared to a soybean. Most deer when they are grazing will eat that growth point on a soybean because it has leafy tissues below it, where as its just stem on a cotton plant and much less nutritious for the animal.

That is a lake behind the lodge. But the river do surround the farm and flood multiple fields in winter
