A 78M home on a lot less than 400 sqm? I truly believe this is overpriced given the location. If the location was ayala alabang or ayala westgrove, I can understand. But in BF Homes Parañaque? 😅. How many homes there are worth 78M? If the majority of the homes there are worth 40M on average, then 78M might be a stretch. Gonna be hard to sell.

Look at the house across the street. This is not the only house in this area at this value.
@@garrydye2394 we don’t know the lot size of that house and how it looks inside. My point is you can’t keep this 78M home at this value if the neighborhood is simply not on the same level, or does not make great improvements to their individual homes.
@@garrydye2394 the house across the street may not be worth 78M. We don’t know the lot size and the condition of that house. More importantly, the location dictates value. This location does not command this kind of prices like alabang, Westgrove or Southvale does.
For the price of 78M? Mahal sya. Medyo luma na yung house. May mga irregular shapes na nakaka-sikip or liit tingnan sa loob ng bahay. Yung idea ng solihiya sa kitchen, yes I think the former owners love Filipino inspired designs incorporated sa house nila, pero yung ilagay sa kitchen is a big no for me. Imagine, magluluto ka everyday, yung oil residues will stitch sa bawat butas, corners dun sadesign ng solihiya. It’s a pain in a** na linisin yun everyday. Dirts, oils and dusts will adhereand accumulate into it. Maliit sya for me for the price kahit sa bf homes pa yung location. There are a lot more options to look for sa ganitong kalaking price. Mas modern, mas spacious, bigger lot and floor area, better layout and design. Bigger rooms of course. But if you want this design, why not. Pera mo yan.
Nice and beautiful house but 78m is pricey, you can still find a better house with an included swimming pool in it
Malaking factor siguro yung neighboorhood and yung price ng lupa sa area na yan.
we live in the same neighborhood, if you think this is expensive, you'll be surprise how much the other lots are worth here.
@@alaylakadph64 true. alam ko kung saan ito, this one of the best communities sa BF Pque/laspinas. Pero may point din comment above kasi used property na ito and medyo behind na sa mga latest designs and features. Nasa main road din ito ng village.
Not everyone wants a swimming pool. Had a pool in last three homes I have owned. I dont want a pool ever again.

Masyadong mahal yong 78 milyon kc maliit ang playground o BAKURAN kc kalsada agad pag lumabas ng bahay. OK sana kung malawak o large yong BAKURAN.

I prefer these homes with a traditional architecture. Most modern homes in the Philippines are “too modern” their external structures resemble corporate buildings and internal designs, that of hotel lobbies.
Correct! With all the glass panels that offer less privacy.
The biggest issue I have seen is bad drainage which can easily be fixed with a minimum amount of effort in most cases and building in flood prone areas in the Philippines plus I love having a centrally located panic room with a security camera set up all over the house water proiof basement and a Generac generator in case of a typhoon

0:51 bakit hindi ko pa pinanood agad ito, busy lang pero naalala ko pa ito despite being here more than 15 years ago. Itong dalawang American style house dito major clue kung saan ito. Kung real estate business mo sa BF, surely you know where this is. Walking distance lang dating bahay ng ninang ko dito, nag-migrate na sila Canada nearly 30 years ago. Kami nag-renovate at nagbenta bahay nila.🥹 Sana pala bumili kami property dito, daming sentimental value saka ganda ng village na ito.

I aways see this house in HEVA. I always wondered the inside of the house. The layout of the inside is sooo weird. The garage is the best part of the house.

the house is big from the outside But as you open the main door, the living room is small and, why dinning room has TV........ powder room is beautiful so as those cabinets under the stairs(?)nice tambayan area. the blue print or lay out of the house has too much partitions... Good luck .

Nice house but not worth 78 million for a 2nd hand house that looks old, even the fixtures of bathrooms and other parts are cheap and they used ordinary tiles lang nman, cguro nung pinagawa yan hinde pa sila gumastos ng 10 m dyan.
The design is too busy, too many walls. Sometimes less is more.
The aesthetics outside is nice but the decor inside lacks consistency and seems confused.

Nice Filipino house ~ the theme concept and design of the cabinetry in the kitchen and throughout the house are inspiring but impractical as those circular design cabinet doors and screen on the inside will accumulate dust in due time. The work to clean and remove the dirt and dust will be painstakingly hard and tedious, IMO. The vibe of the entire house feels cramped and cluster phobic, at best, as each living space on the main floor doesn't have that OPEN-SPACE concept. The exterior of the home is limited. Overall, the garage and balcony on the 2nd floor are the plus factors for the house. Thank you for the tour.

I agree. Our kababayans are addicted to the idea of squeezing as much square footage into a small lot to earn the bragging rights of having a “large” home, which is tied to being “rich”. So, the garden or the backyard is sacrificed for the 8 car carport or the massive bedroom.
Interior may have Philippine accents, but the exterior is totally modern european style architecture. The outside doesnt match the inside.
This is 450 square meter floor area and 5 bedrooms. Perfect. So tired of seeing 5 bedrooms in 65 square meters. Stop the insanity!!!!
Still waiting for a classic house na inspired during the 19th century na may modern twist to be featured. Kasi yun panigurado matibay na mga kahoy ang gamit at sobrang lamig at presko because of the design of the house lalo na yung mga capiz window and ventanillas.

Worth the asking price! Well appointed, superb design and superb interior finishings. Impressively maintained.. ideal family home and investment property.. the only concern are the two huge acacia trees especially during the rainy season. Is the maintenance of the two acacia trees the responsibility of the new owner or the HOA or the city?

No house on a corner is worth 78 million.
I disagree respectfully. There are plenty of corner lot houses worth 78M or more. But the location is not BF Homes Parañaque.
Actually P78M ($1,368,421) is fairly reasonable if you would compare to homes in the US at same price but not as fancy as this one.
