I have a question about the salary requirements. If you need to make 40x the annual rent, and conservatively speaking, you need 5K a month, does that mean you need to make 2,400,000 a year collectively to get the apartment? Because that would mean each of you would need to make over a million dollars in your last tax return as proof of income, and that seems pretty steep for recent college students. So I'm curious how that works.
So in your example, if the rent for an apartment was 5K a month, the broker/landlord would be looking for you and your roommates to make 5K * 40 = 200K a year in combined total income. If y'all couldn't meet that, you could opt for a guarantor (parents, family, friends etc.) but they would need to make 5K * 80 = 400K a year in combined total income.

It’s not. It’s gross, not net. For 4,000/month they each need to make 80,000 a year. After taxes, benefits etc, that’s a under 60k net. So your take home is under 5k a month. They’re going to pay 1/2 of their take home on rent and utilities.
are you sure it's 40 times the yearly rent? that would mean you'd have to make 100000 dollars a month. It makes more sense if it's 40 times the monthly rent in a year
FYI to anyone watching this - "Good Faith Deposits" are illegal in NYC and cannot be requested by the landlord nor can a broker accept one. Even if they are refundable.

My roommate luckily is working in the same place but we’re both recent grads and I’m from Houston while he’s in Arizona 😭. Hopefully when we go then mid-July, the options are a bit better. I just want light and laundry honestly
